This Purchase Order is issued by Al Kuwait Real Estate Development Co. W.L.L. to engage the services of Gulf Architectural Design & Planning Bureau, a licensed Architect firm registered with the Kuwait Ministry of Housing and Municipalities, to deliver comprehensive architectural design and consultation services for a mixed-use commercial and residential development project located in the Al Shamiya District of Kuwait City, Kuwait. The Architect shall be responsible for all phases of design development, from initial concept through to construction documentation, in full compliance with the Kuwait Building Code, municipal regulations of Kuwait City, and the standards set forth by the Public Authority for Housing Welfare (PAHW).
The Architect shall provide the following deliverables as part of this Purchase Order engagement:
- Pre-design feasibility studies and site analysis for the Kuwait City plot (Plot No. 4471, Al Shamiya Zone 3).
- Concept design development including massing studies, orientation analysis, and environmental performance modeling suited to the Kuwait climate.
- Schematic design packages with 3D visualizations, material palettes, and preliminary cost estimates.
- Detailed architectural drawings including floor plans, elevations, sections, and structural coordination drawings.
- Interior design coordination for common areas, lobbies, and amenity spaces within the Kuwait City development.
- Construction documentation and tender drawings compliant with Kuwait municipal submission requirements.
- Site supervision and construction phase architectural services throughout the project duration in Kuwait City.
- Final as-built documentation and handover package upon project completion.

All amounts are exclusive of 5% Value Added Tax (VAT) as applicable under Kuwait tax regulations. Invoices shall be submitted in Kuwaiti Dinar and paid via bank transfer to the Architect's designated account within 30 calendar days of receipt of a valid invoice.
- This Purchase Order constitutes a binding agreement between the Buyer and the Architect upon signature by both parties. All terms are governed by the laws of the State of Kuwait.
- The Architect warrants that all design work shall comply with the Kuwait Building Code, Kuwait City municipal zoning regulations, fire safety standards, and accessibility requirements mandated by the Public Authority for Housing Welfare.
- The Architect shall maintain professional indemnity insurance with a minimum coverage of KWD 500,000 throughout the duration of this Purchase Order.
- Any changes to the scope of work must be documented in a written Change Order signed by both parties before execution. The Architect shall not proceed with out-of-scope work without prior written authorization under this Purchase Order.
- The Architect shall submit progress reports to the Buyer on a bi-weekly basis and attend monthly coordination meetings at the project site in Kuwait City.
- Intellectual property rights for all design documents, drawings, and models produced under this Purchase Order shall vest in the Buyer upon full payment of the contract value.
- Disputes arising from this Purchase Order shall be resolved through arbitration in Kuwait City in accordance with the Kuwait Arbitration Law No. 15 of 2001.
- The Architect shall ensure that all sub-consultants and specialist engineers engaged under this Purchase Order are duly licensed to practice in Kuwait and registered with the relevant Kuwaiti professional bodies.
By signing below, both parties acknowledge and accept the terms, conditions, scope of work, and pricing outlined in this Purchase Order for the Architect services to be delivered in Kuwait, Kuwait City. This document, together with any attached appendices, forms the complete agreement between the parties.
