2. SCOPE OF WORK & LINE ITEMSThis Purchase Order is issued by Emirates Commercial Properties LLC to engage the services of Gulf Volt Electrical Services FZE, a licensed and certified Electrician contractor operating in United Arab Emirates Dubai, to perform comprehensive electrical installation, maintenance, and compliance works at the premises described below. All work shall be executed in strict accordance with the Dubai Electricity and Water Authority (DEWA) regulations, the UAE Civil Code, and the applicable building codes of the Dubai Municipality.

4. PAYMENT TERMS & CONDITIONS4.1. Payment shall be made in AED (UAE Dirham) via bank transfer to the account designated by the Electrician contractor. The bank details are: Gulf Volt Electrical Services FZE, Emirates NBD, Account No. 002-4567-8901-001, SWIFT: EMDBAEAD.
4.2. Payment milestones: 20% advance upon signing of this Purchase Order; 40% upon completion of wiring and conduit works (Item 01); 30% upon installation of transformer, generator, and lighting (Items 02, 03, 06); 10% upon final DEWA inspection clearance and handover.
4.3. All invoices must include the supplier's TRN number and be issued in accordance with the Federal Tax Authority (FTA) regulations of the United Arab Emirates.
4.4. Late payment beyond the Net 30-day period shall attract interest at the rate of 2% per month, as permitted under UAE commercial law.
5. TERMS, CONDITIONS & COMPLIANCE5.1. The Electrician contractor shall hold a valid trade license issued by the Dubai Department of Economic Development (DED) and a valid electrical contractor classification certificate (Category A or B) issued by DEWA. Copies of all licenses shall be attached as Annexure A to this Purchase Order.
5.2. All electrical materials, cables, panels, and equipment supplied under this Purchase Order shall comply with the International Electrotechnical Commission (IEC) standards and the specifications approved by DEWA for use in United Arab Emirates Dubai.
5.3. The Electrician contractor shall ensure that all personnel assigned to the project hold valid UAE work permits, trade cards, and relevant electrical certifications. The contractor shall maintain a minimum of two (2) licensed master electricians on-site at all times during active work phases.
5.4. The contractor shall provide a comprehensive warranty of not less than twenty-four (24) months on all workmanship and twelve (12) months on all supplied materials, commencing from the date of final handover and DEWA approval.
5.5. The Electrician contractor shall maintain comprehensive third-party liability insurance of not less than AED 5,000,000 and workers' compensation insurance in full compliance with UAE labor law (Federal Decree-Law No. 33 of 2021).
5.6. All work shall be performed in accordance with the Occupational Health and Safety (OHS) requirements of the Dubai Municipality. The contractor shall submit a detailed Method Statement and Risk Assessment (MSRA) prior to commencement of work.
5.7. In the event of any dispute arising from this Purchase Order, the parties shall first attempt to resolve the matter through amicable negotiation. Failing resolution within thirty (30) days, the dispute shall be referred to arbitration in Dubai in accordance with the rules of the Dubai International Arbitration Centre (DIAC).
5.8. This Purchase Order shall be governed by and construed in accordance with the laws of the United Arab Emirates, with particular reference to the UAE Civil Code (Federal Law No. 5 of 1985) and the UAE Commercial Transactions Law.
5.9. The Electrician contractor shall not subcontract any portion of the electrical works without prior written consent from the Buyer. Any approved subcontractor shall be bound by the same terms and conditions set forth in this Purchase Order.
