This Purchase Order is issued by Accra Construction & Development Ltd. (hereinafter referred to as the "Purchasing Party") to formally authorize and request the provision of professional Mason services, masonry materials, and related construction labor for the residential and commercial building project located at 45 Kwame Nkrumah Avenue, Osu, Ghana Accra. This Purchase Order constitutes a binding agreement between the Purchasing Party and the contracted Mason firm for all works, materials, and deliverables specified herein. All terms, conditions, and obligations outlined in this document shall be governed by the laws of the Republic of Ghana and applicable construction regulations enforced by the Building and Planning Department of the Greater Accra Region.

Project Description: Construction of a four-storey mixed-use building comprising residential apartments on floors two through four and commercial retail space on the ground floor. The Mason contractor shall be responsible for all structural masonry work, including but not limited to foundation blockwork, load-bearing wall construction, partition walls, lintel installation, stairwell masonry, and exterior finishing. The Mason team must comply with all structural engineering drawings approved by the Ghana Building and Planning Department and adhere to the West African Standards (WA) for masonry construction.

Payment for this Purchase Order shall be made in the following installments to the Mason contractor via bank transfer to the account specified in Section 2:
Milestone 1: 20% advance payment (GHS 856,249.75) upon signing of this Purchase Order and mobilization of the Mason team to the Ghana Accra site.
Milestone 2: 30% progress payment (GHS 1,284,374.63) upon completion of foundation and ground-floor masonry works, subject to inspection approval.
Milestone 3: 30% progress payment (GHS 1,284,374.63) upon completion of all structural masonry through the fourth storey.
Milestone 4: 20% final payment (GHS 856,249.75) upon full completion, final inspection, and handover of all masonry works at the Ghana Accra project site.
All payments are due within fourteen (14) calendar days of the issuing of a valid invoice by the Mason contractor. Late payments shall attract interest at the rate of 2% per month as stipulated under Ghanaian commercial law.
6.1. The Mason contractor shall provide all labor, tools, and consumable materials necessary to complete the masonry works as described in this Purchase Order, unless otherwise specified in the line items above.
6.2. All masonry work performed at the Ghana Accra site must comply with the National Building Code of Ghana, West African Standards, and the specific engineering drawings approved by the project architect.
6.3. The Mason contractor shall maintain adequate insurance coverage, including workers' compensation and public liability insurance, for the entire duration of the project as required by the National Insurance Authority of Ghana.
6.4. The Purchasing Party reserves the right to conduct unannounced inspections of the Mason works at the Ghana Accra site. Any non-conforming work shall be rectified at the Mason contractor's own cost within forty-eight (48) hours of notification.
6.5. This Purchase Order shall remain valid for a period of ninety (90) days from the date of issue. Failure to commence work within thirty (30) days of the issue date shall constitute grounds for cancellation of this Purchase Order without penalty to the Purchasing Party.
6.6. The Mason contractor warrants that all masonry work shall be free from defects for a period of twenty-four (24) months from the date of final acceptance. Any defects identified within this warranty period shall be repaired at no additional cost to the Purchasing Party.
6.7. Disputes arising from this Purchase Order shall be resolved through mediation in Ghana Accra in accordance with the Alternative Dispute Resolution Act, 2010 (Act 798) of Ghana. If mediation fails, disputes shall be referred to the courts of competent jurisdiction in the Greater Accra Region.
6.8. The Mason contractor shall comply with all environmental, health, and safety regulations applicable to construction activities in Ghana Accra, including waste disposal, noise control, and dust suppression measures.
By signing below, both parties acknowledge and agree to all terms, conditions, and obligations set forth in this Purchase Order for Mason services to be executed at the designated project site in Ghana Accra.
