This Quotation Estimate is issued by Alexandria Coastal Architecture Studio in response to the client's request for comprehensive Architect design and consulting services for a residential villa project located in the El-Montazah district of Egypt Alexandria. The proposed Architect engagement encompasses the full spectrum of design development, from initial conceptual sketches through to final construction documentation, all tailored to the unique coastal climate, cultural heritage, and municipal building regulations specific to the city of Alexandria, Egypt.
As a licensed Architect firm registered with the Egyptian Syndicate of Engineers and the Alexandria Governorate Building Authority, we bring over fifteen years of experience delivering residential, commercial, and mixed-use projects throughout Egypt Alexandria. Our Architect team is intimately familiar with the Mediterranean architectural vocabulary, the local stone and limestone traditions of Alexandria, and the specific zoning and setback requirements enforced by the Alexandria Urban Planning Directorate.
The following Architect services are included in this Quotation Estimate:
- Conceptual Design Phase: Site analysis of the 620 m² plot in El-Montazah, Alexandria; preparation of three (3) alternative conceptual massing studies; client presentation and revision cycle (up to two revisions).
- Schematic Design Phase: Development of the selected concept into detailed floor plans, elevations, and 3D perspective renderings; integration of passive cooling strategies appropriate to the Alexandria coastal climate; preliminary material palette selection using locally sourced Egyptian limestone and coral stone.
- Design Development Phase: Full architectural drawings at 1:50 and 1:100 scales; structural coordination with the appointed structural engineer; MEP (mechanical, electrical, plumbing) coordination; compliance review against Alexandria Governorate Building Code 2024.
- Construction Documentation: Complete set of construction drawings at 1:20 and 1:10 scales; detailed specifications; quantity take-off for tender purposes; bill of quantities prepared in coordination with the project cost consultant.
- Permitting & Approval Support: Preparation and submission of all documentation required by the Alexandria Building Permits Office; attendance at mandatory review meetings; response to municipal comments and revisions until final building permit is issued.

- This Quotation Estimate is valid for a period of thirty (30) calendar days from the date of issue. After this period, the Architect firm reserves the right to revise pricing due to changes in material costs, labor rates, or regulatory fees within Egypt Alexandria.
- All prices are quoted in Egyptian Pounds (EGP) and are inclusive of the Architect's professional fees, internal studio costs, and standard software licensing. They are exclusive of third-party consultant fees (structural, MEP, geotechnical) unless explicitly stated.
- The Architect shall not be held liable for delays caused by the Alexandria Governorate Building Permits Office, municipal review processes, or force majeure events including but not limited to severe weather affecting the coastal Alexandria region.
- Intellectual property of all design drawings, renderings, and documentation produced by the Architect remains with Alexandria Coastal Architecture Studio until full payment of this Quotation Estimate is received. Upon full payment, the client receives a non-exclusive license to use the drawings for the specific project in Alexandria, Egypt.
- Any changes to the scope of Architect services after the initial agreement shall be documented in a written Change Order signed by both parties before additional work commences.
- This Quotation Estimate does not constitute a binding contract until a formal Service Agreement is executed by both parties in accordance with Egyptian Civil Law (Law No. 131 of 1948) and the regulations of the Egyptian Syndicate of Engineers.
- All disputes arising from this engagement shall be resolved through amicable negotiation. In the event of failure to reach agreement, the matter shall be referred to the competent courts in Alexandria, Egypt.
- The Architect firm maintains professional indemnity insurance with a coverage limit of EGP 5,000,000, valid throughout the duration of the project in Egypt Alexandria.
By signing below, the client acknowledges receipt of this Quotation Estimate for Architect services in Egypt Alexandria and agrees to the terms, conditions, and pricing outlined herein. This signature authorizes Alexandria Coastal Architecture Studio to proceed with the conceptual design phase upon receipt of the initial 30% payment.
