This Quotation Estimate is issued by PT Arsitek Nusantara Kreatif, a licensed Architect firm registered with the Indonesian Council of Architects (IAI) and operating within Indonesia Jakarta, to provide comprehensive architectural design and consulting services for the above-referenced residential mixed-use development project. The Architect engagement covers the following phases and deliverables:
- Conceptual Design Phase: Development of massing studies, site analysis, and initial design concepts compliant with the Jakarta Building Code (Peraturan Daerah DKI Jakarta No. 1 Tahun 2014) and local zoning regulations applicable in Indonesia Jakarta.
- Schematic Design Phase: Production of schematic drawings, preliminary floor plans, elevations, and 3D visualizations for client review and approval. This phase includes coordination with structural and MEP consultants registered in Indonesia Jakarta.
- Design Development Phase: Detailed architectural drawings, material specifications, façade design, interior layout planning, and landscape integration. All designs shall adhere to the Building Control Office (Dinas Penataan Ruang) requirements for Indonesia Jakarta.
- Construction Documentation: Full set of construction drawings including architectural, structural coordination, and specification documents suitable for tendering to contractors operating in Indonesia Jakarta.
- Permitting and Regulatory Compliance: Preparation and submission of all necessary building permits (PBG — Persetujuan Bangunan Gedung) through the OSS (Online Single Submission) system, ensuring full compliance with national and Indonesia Jakarta municipal regulations.
- Construction Phase Services: Site supervision, design queries resolution, value engineering, and as-built documentation for a minimum of 18 months of active construction in Indonesia Jakarta.

Total in words: Five Billion Six Hundred Fifty-Five Million Four Hundred Fifty Thousand Rupiah only.
Payment shall be made in accordance with the following milestone schedule, subject to the Architect delivering the corresponding phase outputs to the client's written satisfaction:
- 20% upon execution of the Architect Services Agreement
- 25% upon approval of Schematic Design
- 25% upon approval of Construction Documentation
- 20% upon issuance of PBG (Building Permit)
- 10% upon completion of Construction Phase supervision and handover
- This Quotation Estimate is valid for thirty (30) calendar days from the date of issue. Beyond this period, PT Arsitek Nusantara Kreatif reserves the right to revise pricing due to market fluctuations in Indonesia Jakarta.
- All Architect services shall be performed in strict compliance with the Indonesian Building Law (UU No. 28 Tahun 2002) and the regulations of the Indonesia Jakarta municipal government.
- The Architect shall maintain professional liability insurance with a minimum coverage of IDR 10,000,000,000 throughout the duration of the project.
- Any changes to the scope of work beyond the originally agreed deliverables shall be subject to a separate variation Quotation Estimate issued by the Architect.
- All intellectual property rights in the design documents shall transfer to the client upon full payment of the total Quotation Estimate amount.
- Disputes arising from this engagement shall be resolved through arbitration at the Indonesian National Board of Arbitration (BANI) in Indonesia Jakarta, in accordance with its rules of procedure.
- This Quotation Estimate does not constitute a binding contract until a formal Architect Services Agreement is executed by both parties.
