This Quotation Estimate is formally issued by Golden Pagoda Architecture & Design Studio Co., Ltd., a registered Architect practice operating in Myanmar Yangon, to provide the client with a comprehensive and transparent breakdown of professional architectural design fees for the proposed residential and commercial building project located in Kyauktada Township, Yangon. This document serves as the official Quotation Estimate and does not constitute a binding contract until both parties have executed the formal Architectural Services Agreement. All fees quoted herein are based on the current professional fee schedule of the Myanmar Institute of Architects (MIA) as applicable in Myanmar Yangon for the year 2025.
The Architect shall provide the following professional services in accordance with the Myanmar Building Law, Yangon City Development Committee (YCDC) regulations, and the National Building Code of Myanmar:
- Concept Design Phase: Development of initial design concepts, massing studies, and site planning tailored to the tropical climate conditions of Myanmar Yangon, including natural ventilation strategies and rainwater management.
- Schematic Design Phase: Preparation of schematic drawings, 3D visualizations, material palettes, and preliminary structural coordination for the 4-storey building.
- Design Development Phase: Detailed architectural drawings including floor plans, elevations, sections, and interior layouts compliant with YCDC setback and height restrictions in Kyauktada Township.
- Construction Documentation: Full set of working drawings, specifications, and technical details required for tendering and construction, prepared in accordance with Myanmar national standards.
- Permit and Approval Support: Assistance in preparing and submitting all necessary documentation to the Yangon City Development Committee, Ministry of Construction, and relevant local authorities in Myanmar Yangon.
- Construction Phase Services: Site supervision, progress inspections (minimum 4 visits per month), response to contractor queries, and issuance of certificate of completion.
- Interior Design Coordination: Basic interior design for the ground-floor commercial space and residential units, including furniture layout and fixture specifications.

* Exchange rate used: 1 USD = 1,503 MMK (CBR rate as of June 2025). All fees are exclusive of government taxes, stamp duties, and third-party consultancy costs (structural engineer, MEP engineer, geotechnical survey) which will be billed separately.
The Quotation Estimate fees shall be paid in the following installments, linked to project milestones:
- 20% (MMK 8,300,000): Upon signing of the Architectural Services Agreement and receipt of the initial deposit.
- 25% (MMK 10,375,000): Upon approval of Schematic Design by the client.
- 25% (MMK 10,375,000): Upon submission of complete Construction Documentation set.
- 20% (MMK 8,300,000): During Construction Phase, payable in 6 equal monthly installments (MMK 1,383,333 per month).
- 10% (MMK 4,150,000): Upon final handover, issuance of As-Built Drawings, and completion of the 3-month warranty period.
5.1 This Quotation Estimate is valid for thirty (30) calendar days from the date of issue. Beyond this period, the Architect reserves the right to revise fees based on prevailing market conditions in Myanmar Yangon.
5.2 The Architect shall not be liable for delays caused by government approval processes, force majeure events (including monsoon-related flooding common in Yangon), or client-requested design changes exceeding 15% of the original scope.
5.3 Any additional design revisions requested by the client beyond the three (3) included revision cycles per phase shall be charged at a rate of MMK 250,000 per day of additional Architect time.
5.4 All intellectual property rights in the design documents, drawings, and 3D models produced by the Architect shall remain the property of Golden Pagoda Architecture & Design Studio until full payment of all fees has been received.
5.5 The Architect shall maintain professional indemnity insurance in accordance with the Myanmar Institute of Architects requirements for all projects in Myanmar Yangon.
5.6 Disputes arising from this engagement shall be resolved through mediation under the Myanmar Arbitration Law, with the seat of arbitration in Yangon, Myanmar.
By signing below, the client acknowledges receipt of this Quotation Estimate and agrees to the terms, scope, and fee structure outlined herein for the Architect services to be delivered in Myanmar Yangon. This acceptance does not constitute a final contract; a separate Architectural Services Agreement shall be prepared and executed within fourteen (14) days of this acceptance.
