This Quotation Estimate is issued by Shrestha & Associates Architects, a registered and licensed Architect firm operating in Nepal Kathmandu, in response to the client's request for comprehensive architectural design and consultancy services. This document outlines the full scope of professional Architect services to be delivered, the associated cost breakdown, project timelines, and the terms governing the engagement. All pricing in this Quotation Estimate reflects current market rates applicable to architectural practice in Nepal Kathmandu as of the date of issue.
The Architect firm shall provide the following professional services for the residential villa project located in the Sanepa area of Nepal Kathmandu:
- Site Analysis & Feasibility Study: Comprehensive survey of the 1,800 sq. ft. plot in Sanepa, Kathmandu, including topographic assessment, soil condition review, orientation analysis, and compliance verification with Kathmandu Metropolitan City (KMC) building bylaws and the Nepal Building Code 2015.
- Concept Design & Schematic Development: Preparation of initial design concepts, massing studies, and schematic floor plans incorporating traditional Newari architectural elements blended with contemporary design principles suited to the Kathmandu Valley climate.
- Design Development: Detailed architectural drawings including floor plans, elevations, sections, and 3D perspective renderings. The Architect will coordinate structural, MEP (mechanical, electrical, plumbing), and landscape design inputs.
- Construction Documentation: Full set of working drawings, specifications, and schedules required for tendering and construction, prepared in accordance with Nepal's National Building Regulations and KMC approval requirements.
- Authority Approval & Permits: The Architect shall prepare and submit all necessary documentation to KMC, the Department of Urban Development and Building Construction (DUDBC), and the Nepal Electricity Authority (NEA) for building permit and connection approvals.
- Construction Supervision & Site Visits: Minimum 24 site visits throughout the construction period to ensure compliance with the approved architectural drawings and quality standards.
- Interior Design Consultation: Basic interior layout planning, material selection guidance, and furniture layout recommendations for all three levels of the villa.

* Amount in words: One Lakh Sixty-Five Thousand Five Hundred and Ninety Nepalese Rupees Only. This Quotation Estimate is exclusive of any government stamp duties, KMC plan approval fees, or third-party consultancy charges (structural engineer, geotechnical survey) which shall be borne by the client.
The Architect firm estimates a total design and documentation period of approximately 14 weeks from the date of engagement, with construction supervision spanning the full construction duration of approximately 10–12 months. Detailed milestone schedule shall be provided upon execution of the service agreement.
Payment shall be made in the following installments as per this Quotation Estimate:
- 30% advance upon signing the service agreement
- 25% upon approval of concept design
- 25% upon submission of construction documentation
- 20% upon completion of construction supervision
- This Quotation Estimate is valid for thirty (30) calendar days from the date of issue. Beyond this period, rates may be revised to reflect current market conditions in Nepal Kathmandu.
- The Architect reserves the right to withdraw from this estimate if the client fails to confirm within the validity period.
- All intellectual property rights in the design documents remain with the Architect firm until full payment is received.
- Any additional revisions beyond the three included rounds shall be charged at NPR 15,000 per round.
- This engagement is governed by the laws of the Kingdom of Nepal, and any disputes shall be resolved through arbitration in Kathmandu.
- The Architect is not liable for delays caused by government authority processing, force majeure events, or client-side delays in decision-making.
- All drawings and documents shall be delivered in both hard copy (A1/A3) and digital format (AutoCAD .DWG, PDF, and 3D model files).
