The scope of work encompasses the following phases:

• Pre-Design & Feasibility Study: Site analysis, zoning verification with the local government unit (LGU) of Quezon City, topographic survey coordination, and preliminary massing studies compliant with the National Building Code of the Philippines (PD 1096) and local ordinances of Philippines Manila.
• Schematic Design: Development of conceptual architectural drawings, floor plans, elevations, and 3D renderings for a 12-storey mixed-use building comprising ground-floor retail spaces, 8 residential floors, and a rooftop amenity deck. The Architect will conduct no fewer than three (3) design review meetings with the client.
• Design Development: Refinement of architectural drawings, selection of building materials and finishes, coordination with structural, mechanical, electrical, and plumbing (MEP) consultants, and preparation of a detailed bill of materials.
• Construction Documentation: Production of complete construction drawings including architectural, structural, MEP, and landscape plans; specifications; and general notes required for building permit application with the City Engineering Office of Quezon City, Philippines Manila.
• Permitting & Regulatory Compliance: Preparation and submission of all documents required by the Bureau of Fire Protection (BFP), Department of Environment and Natural Resources (DENR), and the local building office. The Architect shall attend all plan review hearings and address comments from reviewing authorities.
• Construction Phase Services: Site supervision, progress inspections (minimum bi-weekly visits), response to contractor queries, review of shop drawings, and issuance of certificates of completion for each phase of construction.

* All amounts are quoted in Philippine Pesos (PHP). The total Quotation Estimate amount of Four Million Thirty-Two Thousand Philippine Pesos (PHP 4,032,000.00) is inclusive of 12% Value Added Tax as mandated by the Bureau of Internal Revenue of the Philippines.

• 25% upon signing of the Architectural Services Agreement and receipt of this Quotation Estimate acceptance.
• 25% upon approval of Schematic Design and commencement of Design Development.

• 25% upon substantial completion of the construction phase and issuance of the Certificate of Completion by the Architect.

• This Quotation Estimate is valid for thirty (30) days from the date of issue. Beyond this period, the Architect reserves the right to revise fees due to changes in material costs, labor rates, or regulatory requirements in Philippines Manila.
• All architectural drawings, designs, and intellectual property produced under this engagement shall remain the property of Studio Archipelago Design & Architecture until full payment of the total Quotation Estimate amount has been received.
• The Architect shall comply with all applicable laws of the Republic of the Philippines, including the National Building Code (PD 1096), the Fire Code (RA 6972), and the local zoning ordinances of the City of Quezon City, Philippines Manila.
• Any changes in scope, additional design iterations beyond the agreed number, or extended construction supervision beyond eighteen (18) months shall be subject to a separate written amendment and additional fees as mutually agreed upon.
• This Quotation Estimate does not include costs for government filing fees, permit stamps, surveyor fees, geotechnical investigation, or third-party consultant fees (structural, MEP, landscape), which shall be billed separately.
• Disputes arising from this Quotation Estimate shall be resolved through amicable negotiation, and failing that, through arbitration under the rules of the Philippine Dispute Resolution Center, Inc. (PDRCI) in Manila, Philippines.

By signing below, the client acknowledges receipt of this Quotation Estimate for Architect services in Philippines Manila and agrees to the terms, conditions, and pricing outlined herein.
