This Quotation Estimate is issued by Al-Nakheel Architectural Design Studio in response to the formal request for professional Architect services for the design and development of a mixed-use residential and commercial complex located in the Al Olaya District of Riyadh, Saudi Arabia. This document provides a comprehensive, itemized breakdown of all fees, deliverables, and professional services that our licensed Architect team will provide throughout the full lifecycle of the project, from initial concept design through to construction supervision, in full compliance with the Saudi Building Code (SBC) and all applicable regulations of the Ministry of Municipal, Rural Affairs and Housing in Riyadh.

The following Quotation Estimate covers the complete scope of Architect professional services as defined under the Saudi Arabian architectural practice standards. Our Architect team, led by a licensed Principal Architect registered with the Saudi Council of Engineers, will deliver the following phases of work for this Riyadh-based project:

Phase 1 — Pre-Design & Feasibility: Site analysis of the Riyadh plot, zoning verification with the Riyadh Municipality, feasibility studies, and preliminary massing studies aligned with the Riyadh Urban Development Plan.
Phase 2 — Concept Design: Development of architectural concept drawings, 3D visualizations, material palettes suited to the Saudi Arabian climate, and client presentation sessions in our Riyadh office.
Phase 3 — Design Development: Detailed architectural drawings, structural coordination, MEP integration, and compliance review against Saudi Building Code requirements specific to Riyadh's seismic and thermal zones.
Phase 4 — Construction Documentation: Full set of construction drawings, specifications, and bill of quantities prepared by our Architect team for tender purposes.
Phase 5 — Tender & Contract Administration: Support during the contractor tender process, clarification of architectural drawings, and contract administration in Riyadh.
Phase 6 — Construction Supervision: On-site Architect supervision, progress inspections, and as-built documentation at the project site in Riyadh, Saudi Arabia.

This Quotation Estimate for Architect services shall be paid in the following milestones: 15% upon contract signing, 20% upon completion of Concept Design, 25% upon approval of Construction Documentation, 25% during Construction Supervision (paid monthly), and 15% upon final handover and as-built submission to the Riyadh Municipality.

This Quotation Estimate is valid for a period of ninety (90) days from the date of issue. Beyond this period, fees may be revised to reflect current market rates in Saudi Arabia.
All Architect services shall be performed in strict accordance with the Saudi Building Code, Riyadh Municipality regulations, and the Saudi Council of Engineers professional standards.
The Architect retains full intellectual property rights over all design documents, drawings, and 3D models produced under this Quotation Estimate until full payment is received.
Any changes to the scope of work beyond the original Quotation Estimate shall be subject to a written change order and additional fee assessment.
All fees are quoted in Saudi Riyals (SAR) and are inclusive of the Architect's professional liability insurance as mandated in Saudi Arabia.
This Quotation Estimate does not include third-party costs such as soil investigation, environmental impact assessment, or government permit fees unless explicitly stated.
Disputes arising from this Quotation Estimate shall be resolved through arbitration in Riyadh, Saudi Arabia, in accordance with the Saudi Arbitration Center rules.
The Architect shall maintain a minimum of two (2) licensed professional Architects on the project team at all times during active design and supervision phases in Riyadh.

Note: This Quotation Estimate is prepared specifically for the project located in Riyadh, Saudi Arabia. All design standards, material specifications, and regulatory references are tailored to the climatic, cultural, and regulatory conditions of the Riyadh metropolitan area. The Architect team is fully licensed and registered to practice in the Kingdom of Saudi Arabia.

By signing below, the client acknowledges and accepts this Quotation Estimate for the Architect services described herein. This signature constitutes a binding agreement for the professional Architect engagement in Riyadh, Saudi Arabia, under the terms and conditions stated above.
