This Quotation Estimate is issued by Mokoena & Partners Architects (Pty) Ltd, a registered architectural practice operating in Cape Town, South Africa, in response to the client's request for comprehensive Architect services for the design and development of a three-storey mixed-use commercial and residential building located at 27 Long Street, Cape Town, Western Cape, South Africa. The Architect will be responsible for the full architectural design process, from initial concept development through to construction administration, in full compliance with the National Building Regulations of South Africa, the Western Cape Provincial Government planning by-laws, and the City of Cape Town municipal development control regulations.

2. Scope of Architectural Services

The Architect, as the lead design professional for this project in Cape Town, South Africa, shall provide the following services as outlined in this Quotation Estimate:

3. Payment Schedule

The Architect's professional fees as detailed in this Quotation Estimate shall be paid in accordance with the following milestone-based schedule, aligned with the project phases in Cape Town, South Africa:

4. Terms and Conditions

This Quotation Estimate is issued by Mokoena & Partners Architects (Pty) Ltd, a registered Architect practice in Cape Town, South Africa, and constitutes a formal proposal for professional Architect services. Acceptance of this Quotation Estimate shall constitute a binding agreement between the parties.
The Architect shall act in accordance with the South African Institute of Architects (SAIA) Code of Professional Conduct and the National Building Regulations of South Africa. All architectural work shall comply with the City of Cape Town municipal by-laws and the Western Cape Provincial Government spatial planning requirements.
This Quotation Estimate is valid for thirty (30) calendar days from the date of issue. Should the client wish to proceed after the validity period, the Architect reserves the right to revise the fees based on current market conditions in Cape Town, South Africa.
The Architect shall not be liable for delays caused by the City of Cape Town municipal planning processes, third-party consultants, or force majeure events. The Quotation Estimate timeline is indicative and subject to municipal approval timelines.
All intellectual property rights in the architectural designs, drawings, and documentation produced by the Architect for this project in Cape Town, South Africa, shall remain the property of Mokoena & Partners Architects (Pty) Ltd until full payment of all fees as per this Quotation Estimate has been received.
The client shall provide the Architect with timely access to the project site in Cape Town, South Africa, and shall bear all costs associated with municipal planning fees, environmental impact assessments, geotechnical investigations, and third-party specialist consultants not included in this Quotation Estimate.
Any variations to the scope of Architect services as outlined in this Quotation Estimate shall be subject to a written variation order and additional fees to be agreed upon by both parties prior to commencement of the additional work.
Payment terms are thirty (30) days from the date of invoice. Late payments shall attract interest at the rate of 10% per annum, in accordance with the South African National Credit Act.
This Quotation Estimate is governed by the laws of the Republic of South Africa. Any disputes arising from this agreement shall be subject to the jurisdiction of the High Court of South Africa, Western Cape Division, Cape Town.

5. Acceptance and Authorisation

By signing below, the client acknowledges and accepts this Quotation Estimate for Architect services in Cape Town, South Africa, and agrees to all terms and conditions set forth herein. The Architect confirms readiness to commence services upon receipt of the initial payment and signed agreement.
