This Quotation Estimate is issued by Bosphorus Architectural Design Studio, a licensed Architect firm registered with the Istanbul Chamber of Architects (Istanbul Mimarlar Odasi), to provide comprehensive architectural design and project management services for the client's residential villa project located in the Besiktas district of Turkey Istanbul. The Architect team will deliver all phases of design, regulatory compliance, and on-site supervision in accordance with the Istanbul Metropolitan Municipality (Istanbul Buyuksehir Beldiyesi) building regulations and the Turkish Building Law (Türkiye Bina Yönetmeli¸i, 2007).
- Conceptual Design Phase: The Architect shall prepare initial massing studies, site analysis specific to the topography and climate of Turkey Istanbul, and three (3) alternative conceptual design proposals incorporating Ottoman-inspired modern aesthetics appropriate to the Besiktas neighborhood character.
- Schematic Design Phase: Development of the selected concept into detailed floor plans, elevations, and 3D renderings. The Architect will coordinate with structural and MEP consultants registered in Istanbul to ensure full integration of systems.
- Design Development & Construction Documents: Production of full-scale construction drawings (1:50, 1:100, 1:200), structural coordination drawings, and detailed specifications. All documents will be prepared to meet the Istanbul Metropolitan Municipality building permit (yap&icak izni) requirements.
- Permitting & Regulatory Compliance: The Architect will manage the entire building permit application process with the Istanbul Metropolitan Municipality, including submission of the project file, attendance at municipal review meetings, and incorporation of any conditions imposed by the planning authority.
- Construction Supervision (Yüklenici Denetimi): The Architect shall conduct weekly site inspections throughout the construction period (estimated 18 months), issue progress reports, verify compliance with approved drawings, and coordinate with the general contractor and subcontractors operating in Turkey Istanbul.
- As-Built Documentation: Preparation of final as-built drawings and handover documentation upon project completion, as required by Istanbul municipal regulations.

The total Quotation Estimate amount of 3,042,000.00 TRY (Three Million Forty-Two Thousand Turkish Lira) shall be paid in the following installments:
- 20% Advance Payment: Upon signing of the Architect Service Agreement — 608,400.00 TRY
- 25% upon Completion of Schematic Design: — 760,500.00 TRY
- 25% upon Issuance of Building Permit: — 760,500.00 TRY
- 20% during Construction Supervision: Paid monthly in equal installments — 608,400.00 TRY
- 10% upon Project Handover: — 304,200.00 TRY
- This Quotation Estimate is valid for thirty (30) calendar days from the date of issue. After this period, the Architect firm reserves the right to revise pricing due to market fluctuations in Turkey Istanbul.
- All prices are quoted in Turkish Lira (TRY) and include 20% Value Added Tax (KDV) as mandated by the Republic of Turkey tax regulations.
- The Architect firm holds a valid professional license (Mimar Unvan Belgesi) issued by the Istanbul Chamber of Architects and carries professional liability insurance with a coverage of 5,000,000 TRY.
- Any changes to the project scope, site conditions, or municipal requirements in Turkey Istanbul that were not foreseen at the time of this Quotation Estimate shall be subject to a separate written amendment and additional cost assessment.
- The Architect shall not be held liable for delays caused by Istanbul Metropolitan Municipality processing times, force majeure events, or client-directed changes.
- Intellectual property of all design documents, drawings, and 3D models produced by the Architect shall remain with Bosphorus Architectural Design Studio until full payment of this Quotation Estimate is received.
- Disputes arising from this Quotation Estimate and the subsequent Architect Service Agreement shall be resolved under the jurisdiction of the Istanbul courts in accordance with the Turkish Civil Code (Türkiye Borçlar Kanunu).
- The Architect shall comply with all applicable building codes, seismic regulations (Bölge Yönetmeli¸i), and urban planning bylaws of the Istanbul Metropolitan Municipality throughout the project duration.
By signing below, the client acknowledges and accepts this Quotation Estimate for Architect services to be performed in Turkey Istanbul, and authorizes Bosphorus Architectural Design Studio to proceed with the project upon execution of the formal Architect Service Agreement.
