This document outlines the full scope of work, associated costs, payment schedule, and terms governing the engagement of our licensed Electrical Engineer team for the duration of the project.

The Electrical Engineer services described in this Quotation Estimate are intended to comply with all applicable regulations set forth by the British Columbia Safety Authority (BCSA), the Canadian Electrical Code (CEC) Part I, the National Building Code of Canada, and the City of Vancouver Building and Electrical Bylaws. All deliverables will be prepared in accordance with the professional standards of the Association of Professional Engineers and Geoscientists of British Columbia (APEGB).

Our senior Electrical Engineer and supporting technical team will deliver the following services for this Quotation Estimate:

• Conceptual Electrical Design: Development of preliminary electrical system schematics, load calculations, and power distribution plans for a 28-storey commercial and residential mixed-use building in Canada Vancouver.
• Detailed Engineering Drawings: Production of construction-ready electrical drawings including single-line diagrams, panel schedules, lighting layouts, fire alarm system plans, and low-voltage data/communications plans.
• Load Calculations & Utility Coordination: Comprehensive demand analysis and coordination with BC Hydro and FortisBC for service connections, transformer sizing, and utility interconnection agreements specific to the Canada Vancouver grid infrastructure.
• Code Compliance & Permitting Support: Preparation of all documentation required for electrical permit applications with the City of Vancouver, including coordination with the Vancouver Building and Electrical Inspection Division.
• Construction Phase Support: On-site visits (minimum 12 site inspections) by the assigned Electrical Engineer to review installed work, resolve field issues, and provide shop drawing approvals.
• Commissioning & As-Built Documentation: Final system testing coordination, commissioning reports, and preparation of complete as-built drawings and O&M manuals for the building owner.

Payment for the services outlined in this Quotation Estimate shall be made in accordance with the following milestone-based schedule:

• 25% upon execution of the professional services agreement and receipt of this approved Quotation Estimate.
• 30% upon delivery and approval of the detailed engineering drawings package.
• 25% upon completion of all construction phase site inspections by the Electrical Engineer.
• 20% upon final commissioning, delivery of as-built documentation, and project closeout.

All payments are due within thirty (30) calendar days of invoice date. Invoices will be issued by BC Electrical Solutions Inc. and remitted to the bank account designated by Pacific Ridge Developments Ltd. All amounts are in Canadian Dollars (CAD) and are subject to applicable Goods and Services Tax (GST) as mandated by the Canada Revenue Agency.

• This Quotation Estimate is valid for thirty (30) days from the date of issue. After the expiry date, pricing may be subject to revision based on current market rates for Electrical Engineer professional services in the Canada Vancouver metropolitan area.
• All engineering services shall be performed by a licensed Professional Engineer (P.Eng.) registered with APEGB. The lead Electrical Engineer for this project is Mr. David Chen, P.Eng., B.C. License No. 45218.
• The Quotation Estimate does not include the cost of electrical equipment, materials, or construction labour. These costs shall be procured separately by the client or the general contractor.
• Any changes to the scope of work beyond the parameters described herein will be subject to a revised Quotation Estimate and a formal change order signed by both parties.
• BC Electrical Solutions Inc. shall maintain professional liability insurance with a minimum coverage of $5,000,000 per occurrence, as is standard practice for Electrical Engineer firms operating in Canada Vancouver.
• All project documentation, drawings, and reports prepared under this engagement shall become the property of the client upon full payment of the total amount specified in this Quotation Estimate.

The Electrical Engineer team assumes that the building envelope, structural layout, and tenant mix will remain consistent with the approved architectural concept. Significant changes to the building program, floor plate, or occupancy classification may necessitate additional engineering hours, which will be billed at the standard Electrical Engineer hourly rate of $185.00 CAD per hour. This Quotation Estimate excludes travel expenses beyond the City of Vancouver municipal boundaries, expedited review fees charged by third-party authorities, and any geotechnical or environmental engineering services.
