This Quotation Estimate is issued by Caracas Mason & Construction Services, C.A. to provide a comprehensive and itemized cost breakdown for professional Mason services to be executed at the client's designated property located in Venezuela Caracas. The masonry scope encompasses all structural and non-structural masonry work, including but not limited to: laying of solid and hollow concrete blocks, brick masonry for load-bearing and partition walls, application of cement mortar, construction of masonry columns and lintels, installation of masonry foundations, and finishing plastering work. All masonry work shall comply with the Venezuelan National Construction Code (Código de Construcción Venezolano) and the applicable municipal regulations of the Caracas Metropolitan District (Distrito Metropolitano de Caracas).

3. Project Timeline

The estimated duration for the completion of all masonry work described in this Quotation Estimate is 45 working days from the date of contract signing and receipt of the initial advance payment. The project schedule will be coordinated with the client's architect and structural engineer in Caracas to ensure alignment with the overall construction sequence. Weather-related delays typical of the Caracas climate (particularly during the rainy season from May to October) may extend the timeline by up to 10 additional working days, subject to mutual written agreement.

4. Payment Terms

Advance Payment (30%): USD 7,333.80 – Due upon signing of the service contract and prior to mobilization of the mason crew to the Caracas site.

Progress Payment (40%): USD 9,778.40 – Due upon completion of all structural masonry work (items 01 through 06), subject to inspection and written approval by the client.

Final Payment (30%): USD 7,333.80 – Due upon full completion, final inspection, and delivery of the site in clean condition.

All payments shall be made in US Dollars via bank transfer to the account of Caracas Mason & Construction Services, C.A., or in Venezuelan Bolívares at the official Banco Central de Venezuela (BCV) exchange rate on the date of payment.

5. Terms and Conditions

5.1. This Quotation Estimate is valid for a period of thirty (30) calendar days from the date of issue. Prices are subject to revision in the event of significant fluctuations in the cost of masonry materials (cement, blocks, steel, sand, gravel) in the Caracas market.

5.2. All masonry work shall be performed by qualified and experienced masons (maestros albañiles) under the direct supervision of a licensed construction engineer registered with the Colegio de Ingenieros de Venezuela.

5.3. The client is responsible for obtaining all necessary construction permits from the Alcaldía del Municipio Chacao (or the applicable Caracas municipality) and for ensuring that the property has valid title documentation.

5.4. A warranty period of twelve (12) months shall apply to all structural masonry work from the date of final acceptance. This warranty covers defects in workmanship but does not cover damage caused by natural disasters, unauthorized modifications, or normal wear and tear.

5.5. Any additional masonry work not included in this Quotation Estimate shall be subject to a separate written amendment and additional cost quotation approved by both parties before execution.

5.6. This Quotation Estimate does not constitute a binding contract until both parties have signed the formal Service Agreement. The terms herein are for estimation and planning purposes only.

5.7. All work shall be performed in strict compliance with the labor laws of the República Bolivariana de Venezuela, including the Ley Orgánica del Trabajo, los Trabajadores y las Trabajadoras (LOTTT).

6. Acceptance and Signatures

By signing below, the client acknowledges receipt of this Quotation Estimate for Mason services in Venezuela Caracas and agrees to the terms, conditions, and pricing outlined herein. This signature does not obligate either party to enter into a formal contract until the Service Agreement is executed.
