Project Description
This Purchase Order is issued by Montreal Commercial Properties Inc. to ÉlectroPro Services Inc. for the provision of comprehensive electrical installation, inspection, and maintenance services at the commercial office building located at 4520 Rue Saint-Denis, Montreal, Canada. The Electrician shall perform all work in strict compliance with the Quebec Electrical Safety Code (Code de sécurité électrique du Québec), the National Electrical Code of Canada (NEC/CEC 2024), and all applicable municipal bylaws of the City of Montreal. The Electrician is responsible for obtaining all necessary permits from the Service de l'urbanisme et de l'environnement of the Ville de Montreal prior to commencing any electrical work on-site.

Terms and Conditions
- Payment Terms: Payment shall be made within thirty (30) days of receipt of a valid invoice from the Electrician. A 50% deposit is due upon acceptance of this Purchase Order, with the remaining 50% due upon successful completion and municipal sign-off. All payments shall be made in Canadian Dollars (CAD) via electronic funds transfer (EFT) to the account designated by ÉlectroPro Services Inc.
- Compliance with Canadian and Quebec Regulations: The Electrician warrants that all work performed under this Purchase Order shall comply with the Quebec Electrical Safety Code, the National Electrical Code of Canada (NEC/CEC 2024), the Canada Labour Code, and all applicable regulations of the Régie du bâtiment du Québec (RBQ). The Electrician shall maintain a valid RBQ license throughout the duration of the project.
- Permits and Inspections: The Electrician is solely responsible for obtaining all electrical permits from the City of Montreal and scheduling all required inspections. Failure to secure permits prior to commencing work shall result in a penalty of $500 CAD per day of non-compliance.
- Insurance and Liability: The Electrician shall maintain, at its own expense, comprehensive general liability insurance of no less than $5,000,000 CAD, professional liability insurance of $2,000,000 CAD, and workers' compensation coverage through CNESST (Commission des normes, de l'équité, de la santé et de la sécurité du travail) for all personnel working on-site in Canada Montreal.
- Warranty: The Electrician provides a minimum two-year warranty on all labour and workmanship, and a five-year warranty on all installed electrical components, in accordance with Quebec consumer protection legislation (Loi sur la protection du consommateur).
- Site Access and Safety: The Electrician shall adhere to all site safety protocols established by Montreal Commercial Properties Inc. All personnel must wear appropriate PPE. Work hours are restricted to 7:00 AM – 6:00 PM, Monday through Friday, to minimize disruption to tenants in the Montreal building.
- Termination: Either party may terminate this Purchase Order with fourteen (14) days written notice. In the event of termination, the Electrician shall be compensated for all work completed and materials procured up to the date of termination, less any applicable deductions.
- Governing Law: This Purchase Order shall be governed by and construed in accordance with the Civil Code of Quebec and the laws of the Province of Quebec, Canada. Any disputes shall be resolved through arbitration in Montreal, Canada, in accordance with the rules of the ADR Institute of Canada.
- Confidentiality: The Electrician agrees to maintain strict confidentiality regarding all proprietary information, building plans, and tenant data encountered during the execution of this Purchase Order in Canada Montreal.
