- Compliance: The Electrician shall perform all work in strict compliance with the Canadian Electrical Code (CEC) Part I, the Ontario Electrical Safety Code, and all applicable regulations of the City of Toronto, Canada. All work shall be carried out by a licensed Master Electrician or a qualified Journeyman Electrician under the direct supervision of a Master Electrician.
- Permits and Inspections: The Electrician is responsible for obtaining all necessary electrical permits from the City of Toronto Building Division and for scheduling and passing all required Electrical Safety Authority (ESA) inspections prior to the handover of completed work.
- Insurance: The Electrician shall maintain, at a minimum, Commercial General Liability insurance of $5,000,000 per occurrence and Workers' Compensation coverage as mandated by the Ontario Workplace Safety and Insurance Board (WSIB). Certificates of insurance shall be provided to the Buyer prior to commencement of work.
- Schedule: Work shall commence on or before June 23, 2025, and shall be substantially completed by July 18, 2025. Any delays attributable to the Electrician shall result in a liquidated damages charge of $1,500 CAD per calendar day beyond the completion date.
- Payment: Payment shall be made within thirty (30) calendar days of receipt of a valid invoice from the Electrician, provided that all work has been inspected and approved. Invoices shall be submitted to the Buyer's accounts payable department in Canada Toronto.
- Warranty: The Electrician warrants all labour and materials for a period of two (2) years from the date of final acceptance. Any defects discovered within this warranty period shall be remedied at no additional cost to the Buyer.
- Site Access and Safety: The Electrician shall adhere to all site safety protocols, including but not limited to lockout/tagout procedures, personal protective equipment (PPE) requirements, and the Ontario Occupational Health and Safety Act. The Electrician shall maintain a clean and orderly work area at all times.
- Change Orders: Any modifications to the scope of work outlined in this Purchase Order must be documented in a written Change Order signed by both parties before additional work commences. No verbal authorizations shall be binding.
- Governing Law: This Purchase Order shall be governed by and construed in accordance with the laws of the Province of Ontario and the federal laws of Canada applicable therein. Any disputes shall be resolved through arbitration in Toronto, Ontario, Canada.
- Confidentiality: The Electrician agrees to treat all proprietary information, tenant data, and building systems documentation encountered during the course of this engagement as strictly confidential.
