• 5.1 The Electrician contractor warrants that all personnel assigned to this project hold valid professional qualifications and are registered with the relevant Madrid professional college (Colegio Oficial de Ingenieros Electrotécnicos de Madrid – COIEM).
• 5.2 All work shall comply with the REBT (Real Decreto 842/2002), the applicable Technical Conditions (ITCs), and the specific electrical safety ordinances of the Ayuntamiento de Madrid. The Electrician is solely responsible for obtaining any required municipal permits (licencia de obras) prior to commencement.
• 5.3 The Electrician contractor shall maintain full professional liability insurance (seguro de responsabilidad civil) with a minimum coverage of €1,000,000 per occurrence, valid throughout the duration of the contract and for a period of five (5) years following completion, as required under Spanish construction law (Ley 38/1999, Ley de Ordenación de la Edificación).
• 5.4 The Electrician shall provide a minimum ten (10) year warranty on all structural electrical installations and a two (2) year warranty on all components, luminaires, and accessories, in accordance with Spanish consumer and commercial law.
• 5.5 The Electrician contractor shall adhere to all occupational health and safety regulations (Ley 31/1995, Ley de Prevención de Riesgos Laborales) and shall submit a site-specific safety plan (Plan de Seguridad y Salud) to the issuing company before work begins.
• 5.6 Any variation in scope exceeding 10% of the total Purchase Order value must be approved in writing by both parties before execution. Unapproved variations will not be compensated.

• 5.8 The Electrician contractor shall not subcontract any portion of the work without prior written consent from Iberia Facilities Management S.L.
