- Scope of Work: The Electrician vendor, Bay Area Master Electrician Services, Inc., shall perform all electrical work in strict accordance with the San Francisco Electrical Code, the 2023 National Electrical Code (NEC), and all applicable regulations of the City and County of San Francisco, United States. All work shall be performed by a licensed C-10 Electrical Contractor in good standing with the California Contractors State License Board (CSLB).
- Permits and Inspections: The Electrician is responsible for obtaining all necessary electrical permits from the San Francisco Department of Building Inspection (BID) prior to the start of any work. The Electrician shall schedule and be present for all required rough-in and final inspections. No work shall be considered complete until all inspections are passed and a Certificate of Occupancy or electrical compliance letter is issued by the City of San Francisco.
- Payment Schedule: Payment shall be made within thirty (30) calendar days of receipt of a valid invoice from the Electrician. A 25% mobilization deposit is due upon execution of this Purchase Order. The remaining 75% shall be invoiced upon successful completion of all work and passing of final inspections by the San Francisco BID.
- Warranty: The Electrician warrants all labor and materials for a period of two (2) years from the date of final inspection approval. This warranty covers defects in workmanship and materials. The Electrician shall respond to any warranty claims within forty-eight (48) hours of written notice.
- Insurance Requirements: The Electrician shall maintain, at a minimum, General Liability insurance of $2,000,000 per occurrence, Workers' Compensation insurance as required by the State of California, and Professional Liability (Errors & Omissions) insurance of $1,000,000. Certificates of insurance naming Golden Gate Commercial Properties, LLC as additional insured must be provided prior to commencement of work.
- Compliance with Local Regulations: All work performed under this Purchase Order shall comply with the San Francisco Building Code, the San Francisco Fire Code, and all applicable United States federal and California state electrical regulations. The Electrician shall ensure that all materials used are UL-listed and approved for use in the San Francisco, United States jurisdiction.
- Change Orders: Any modifications to the scope of work described in this Purchase Order must be documented in a written Change Order signed by both parties. No additional work shall be performed without prior written authorization from the Buyer's designated project manager.
- Dispute Resolution: Any disputes arising from this Purchase Order shall be resolved through mediation in San Francisco, California, United States, in accordance with the rules of the American Arbitration Association. If mediation is unsuccessful, binding arbitration shall take place in San Francisco County, California.
- Termination: Either party may terminate this Purchase Order with fourteen (14) days' written notice. In the event of termination, the Buyer shall pay the Electrician for all work completed and materials procured up to the date of termination, less any applicable deductions.
