- 4.1 Compliance: The Plumber shall perform all work in accordance with the Plumbing Code of Canada, the British Columbia Building Code, and all regulations enforced by the City of Vancouver Building and Fire Departments. The Plumber is solely responsible for obtaining all required permits prior to commencing work at the Vancouver, Canada project site.
- 4.2 Licensing and Insurance: The Plumber must maintain a valid BC Master Plumber license (issued by the BC Licensing and Inspection Authority) and carry general liability insurance of no less than $2,000,000 per occurrence. Certificates of insurance shall be provided to Northgate Property Management Inc. prior to the start date of this Purchase Order.
- 4.3 Schedule: Work shall commence on or before June 23, 2025, and shall be substantially completed by July 18, 2025. The Plumber shall provide a detailed work schedule within five (5) business days of accepting this Purchase Order. Delays attributable to the Plumber shall incur a penalty of $250 CAD per calendar day.
- 4.4 Payment: Payment shall be made in Canadian Dollars (CAD) within thirty (30) days of receipt of a valid invoice and satisfactory completion of the work. Invoices must include the Plumber's GST/HST registration number and reference this Purchase Order number (NPM-2025-00482).
- 4.5 Warranty: The Plumber warrants all workmanship for a period of two (2) years and all installed materials per the manufacturer's warranty. This warranty is in addition to any statutory warranties under the British Columbia Consumer Protection Act.
- 4.6 Site Access and Safety: The Plumber shall comply with all Workplace Safety and Insurance Board (WSIB) requirements in British Columbia and shall maintain a safe work environment at the Vancouver property. All workers must be covered under valid WSIB coverage.
- 4.7 Change Orders: Any modifications to the scope of work described in this Purchase Order must be documented in a written change order signed by both parties before additional work is performed. No verbal agreements shall be binding.
- 4.8 Governing Law: This Purchase Order shall be governed by and construed in accordance with the laws of the Province of British Columbia and the federal laws of Canada applicable therein. Any disputes shall be resolved through mediation in Vancouver, BC, prior to litigation.
- 4.9 Environmental Compliance: The Plumber shall ensure that all plumbing materials and disposal methods comply with the Canadian Environmental Protection Act and City of Vancouver environmental bylaws. No hazardous materials shall be discharged into the Vancouver municipal sewer system without prior written authorization.
By signing below, both parties acknowledge and agree to all terms, conditions, and line items specified in this Purchase Order for the engagement of the Plumber for plumbing services in Vancouver, Canada.
