4. Terms and Conditions

4.1 This Purchase Order is governed by the laws of Japan and the Tokyo Metropolitan Government Procurement Regulations (東京都契約条例). Any disputes arising from this Purchase Order shall be resolved through the Tokyo District Court, Japan.

4.2 The Plumber contractor shall maintain valid liability insurance (minimum 100,000,000 JPY coverage) and workers' compensation insurance as required by Japanese labor law throughout the duration of the contract.

4.3 All plumbing materials and equipment delivered to the Tokyo site must bear the JIS certification mark and comply with the Water Supply and Sewerage Law of Japan (給水排水設備法). The Plumber shall provide material inspection certificates upon delivery.

4.4 Payment terms: 60% upon completion and acceptance of all installation work by the Tokyo Metropolitan Facilities Management Bureau; 40% within 30 days of final inspection sign-off. Payment shall be made in Japanese Yen (JPY) via bank transfer to the account specified in Section 1.

4.5 The Plumber shall adhere to all safety protocols mandated by the Tokyo Metropolitan Government, including but not limited to the use of personal protective equipment, proper ventilation in confined spaces, and compliance with the Industrial Safety and Health Act of Japan (労働安全衛生法).

4.6 Work hours on-site in Tokyo shall be between 08:00 and 17:30 JST (Japan Standard Time), Monday through Friday, excluding Japanese national holidays. After-hours emergency plumbing work requires prior written authorization from the issuing authority.

4.7 The Plumber warrants that all work performed under this Purchase Order shall be free from defects in materials and workmanship for a period of two (2) years from the date of final acceptance, in accordance with Japanese civil code provisions on contractor liability.

4.8 The Plumber shall submit weekly progress reports to the Tokyo Metropolitan Facilities Management Bureau and shall notify the Bureau within 24 hours of any delay, safety incident, or deviation from the approved plumbing design plans.

5. Acceptance and Authorization

By signing below, both parties acknowledge and agree to the terms of this Purchase Order for plumbing services and equipment procurement in Tokyo, Japan. This document constitutes a binding agreement under Japanese commercial law.
