This Purchase Order is issued by Ampang Heights Property Management Sdn. Bhd. to KL Master Plumber & Hydraulic Services Sdn. Bhd. (hereinafter referred to as the "Plumber") for the provision of comprehensive plumbing services, supply of plumbing materials, and installation of plumbing fixtures at the residential and commercial premises located in Malaysia Kuala Lumpur. The Plumber shall perform all work in accordance with the Malaysian Plumbing Code (MS 1721), the guidelines set by the Department of Irrigation and Drainage (DID) Malaysia, and all applicable local by-laws of the Kuala Lumpur City Hall (DBKL).

The Plumber is required to mobilise a qualified team of licensed plumbers, apprentices, and support staff to the site in Malaysia Kuala Lumpur no later than 20 June 2025. All work must be completed within the stipulated timeframe of 21 calendar days from the date of commencement. The Plumber shall ensure that all plumbing installations, repairs, and maintenance activities comply with the highest standards of workmanship and safety as expected in the Malaysia Kuala Lumpur metropolitan area.

1. Acceptance: This Purchase Order shall become a binding contract upon written acceptance by the Plumber within five (5) business days of the date of issue. The Plumber must return a signed copy of this Purchase Order to the Buyer's office in Malaysia Kuala Lumpur to confirm acceptance.
2. Payment: Payment shall be made via bank transfer to the Plumber's designated account within thirty (30) days from the date of a valid tax invoice. The Buyer reserves the right to withhold up to ten percent (10%) of each progress payment as retention until the defect liability period expires.
3. Warranty: The Plumber shall provide a minimum warranty period of twenty-four (24) months from the date of final commissioning for all workmanship and materials supplied. Any defects discovered within this warranty period shall be rectified by the Plumber at no additional cost to the Buyer.
4. Insurance and Liability: The Plumber shall maintain comprehensive public liability insurance of not less than MYR 2,000,000 and workers' compensation insurance for all personnel deployed at the Malaysia Kuala Lumpur site. The Plumber shall be solely responsible for any injury, damage, or loss arising from its operations.
5. Compliance with Local Regulations: All plumbing work must comply with the Malaysian Plumbing Code, DBKL by-laws, and the requirements of the local water authority (Syabas Water Sdn. Bhd. or Angkasapuri Water Sdn. Bhd.) as applicable in Malaysia Kuala Lumpur. The Plumber shall obtain all necessary permits and approvals prior to commencing work.
6. Site Access and Safety: The Plumber shall adhere to all site safety protocols, including the use of personal protective equipment (PPE), and shall comply with the Occupational Safety and Health Act 1994 (OSHA) of Malaysia. The Plumber's team must present valid identification and safety induction records before entering the Malaysia Kuala Lumpur premises.
7. Change Orders: Any variation or change in scope of work must be documented in a written Change Order approved by both parties. No additional work shall be performed by the Plumber without prior written authorisation from the Buyer.
8. Dispute Resolution: Any disputes arising from this Purchase Order shall first be resolved through amicable negotiation. If unresolved within thirty (30) days, the matter shall be referred to mediation under the Mediation Centre for Trade and Commerce (MCTC) in Kuala Lumpur, Malaysia. Failing mediation, the dispute shall be subject to the exclusive jurisdiction of the courts of Malaysia Kuala Lumpur.
9. Confidentiality: Both parties agree to treat all information exchanged under this Purchase Order as confidential and shall not disclose it to third parties without prior written consent, except as required by Malaysian law or regulatory authorities.
10. Governing Law: This Purchase Order shall be governed by and construed in accordance with the laws of Malaysia. All notices shall be sent to the addresses stated above in Malaysia Kuala Lumpur.
