The Plumber is solely responsible for obtaining and maintaining all permits, certificates of occupancy, and approvals from the New York City Department of Buildings prior to commencing any work within the United States New York City limits.
2. Licensing and Insurance: The Plumber must maintain a current New York City Master Plumber license (or equivalent Journeyman license under the supervision of a Master Plumber) and carry a minimum of $2,000,000 in general liability insurance and $1,000,000 in workers' compensation coverage. Certificates of insurance naming Manhattan Property Holdings LLC as an additional insured must be provided prior to the start date.
3. Payment Schedule: Payment shall be made in three installments: 30% upon execution of this Purchase Order, 40% upon completion of 60% of the work as verified by the buyer's site inspector, and the remaining 30% upon final acceptance, issuance of the Certificate of Occupancy by the NYC DOB, and delivery of all as-built documentation to the buyer.
4. Work Hours and Access: All Plumber work shall be performed between the hours of 8:00 AM and 6:00 PM, Monday through Friday, unless otherwise approved in writing. The Plumber shall adhere to all noise ordinances in effect in the applicable New York City borough and shall minimize disruption to building occupants.
5. Warranty: The Plumber warrants all labor and materials for a period of two (2) years from the date of final acceptance. This warranty is in addition to any manufacturer warranties on installed equipment. The Plumber shall remedy any defects discovered during the warranty period at no additional cost to the buyer.
6. Dispute Resolution: Any disputes arising from this Purchase Order shall be resolved through binding arbitration in the City of New York, State of New York, in accordance with the rules of the American Arbitration Association.
