This Quotation Estimate outlines the professional Architect services to be delivered by Meridian Architectural Studio Pty Ltd for the above-referenced residential project located in Brisbane, Queensland, Australia. The Architect will provide comprehensive design, documentation, and regulatory liaison services in accordance with the National Construction Code (NCC), the Building Act 1975 (Qld), and the Brisbane City Council development assessment requirements.

3.1 Validity: This Quotation Estimate is valid for a period of ninety (90) days from the date of issue. After this period, the Architect reserves the right to revise fees due to market conditions in Brisbane, Queensland, Australia.
3.2 Payment Schedule: Payment shall be made in accordance with the following milestones: 20% upon acceptance of this Quotation Estimate, 30% upon completion of Developed Design, 30% upon lodgement of building approval with Brisbane City Council, and 20% upon practical completion of construction administration.
3.3 Variations: Any variation to the scope of Architect services beyond what is described in this Quotation Estimate will be subject to a written variation agreement and additional fees at the Architect's prevailing hourly rate.

3.5 Insurance & Liability: The Architect maintains Professional Indemnity Insurance in the sum of $10,000,000 AUD as required by the Australian Institute of Architects (AIA) and the Queensland Building and Construction Commission (QBCC).
3.6 Governing Law: This Quotation Estimate and any resulting Architect services agreement shall be governed by the laws of the State of Queensland, Australia. Any disputes shall be resolved in the courts of Brisbane, Queensland.
3.7 Cancellation: The client may cancel the Architect engagement at any stage by providing fourteen (14) days written notice. Fees for work completed up to the date of cancellation shall be payable in full.
