- Phase A – Feasibility & Site Analysis: Preliminary assessment of the existing structure, topographical survey review, and compliance check against the Brussels-Capital Region's Urban Planning Code (Code de l'Aménagement du Territoire et de l'Urbanisme – CATU).
- Phase B – Conceptual Design: Development of architectural concept drawings, massing studies, and preliminary material specifications tailored to the heritage-sensitive context of the Brussels neighbourhood.
- Phase C – Detailed Design & Permit Application: Production of full construction drawings, structural coordination, energy performance calculations (PEB – Performance Énergétique du Bâtiment), and preparation of the complete building permit dossier for submission to the Brussels-Capital Region's Urban Planning Department.
- Phase D – Tender & Contract Administration: Preparation of technical specifications, coordination of contractor tenders, and issuance of the construction contract in accordance with Belgian construction law.

In accordance with standard practice for Architect engagements in Belgium Brussels, the total fees set forth in this Quotation Estimate shall be invoiced and paid according to the following milestone-based schedule:
- 10% upon signing of the Architect's engagement contract (€ 7,671.40)
- 15% upon completion of Phase B – Conceptual Design approval (€ 11,507.10)
- 25% upon submission of the building permit application to the Brussels-Capital Region (€ 19,178.50)
- 20% upon grant of the building permit and commencement of construction (€ 15,342.80)
- 25% during the construction supervision period, invoiced monthly (€ 19,178.50)
- 5% upon final handover and completion of as-built documentation (€ 3,835.70)
- This Quotation Estimate is valid for a period of ninety (90) calendar days from the date of issue. Beyond this period, the Architect reserves the right to revise fees to reflect current market conditions in Belgium Brussels.
- All fees are quoted in Euros (EUR) and are inclusive of the Architect's professional time, standard software licensing, and routine administrative costs. Travel expenses beyond the Brussels-Capital Region boundary shall be invoiced separately at the Belgian government-approved rate.
- The Architect shall maintain professional liability insurance (RC Professionnelle) with a minimum coverage of € 1,000,000 per claim, as mandated by Belgian professional regulations for architects practising in Belgium Brussels.
- Any changes to the project scope, additional design iterations beyond the three included in Phase B, or extensions to the construction supervision period shall be subject to a supplementary Quotation Estimate issued by the Architect prior to execution.
- This engagement is governed by the laws of the Kingdom of Belgium. Any disputes arising from this Quotation Estimate or the subsequent Architect's contract shall be submitted to the competent courts of Brussels, Belgium.
- The Architect shall comply with all applicable building regulations, energy performance standards (PEB), and urban planning directives issued by the Brussels-Capital Region and the municipality of Ixelles.
- Confidentiality: All project documentation, drawings, and client information shall be treated as strictly confidential in accordance with the Belgian Data Protection Act and GDPR regulations.
By signing below, the Client acknowledges receipt of this Quotation Estimate and agrees to the terms, conditions, and fee structure set forth herein for the Architect services to be performed in Belgium Brussels. This signature constitutes a formal acceptance of the estimate and authorises the Architect to proceed with Phase A of the project.
