1. Scope of Architect ServicesThis Quotation Estimate covers the complete range of professional Architect services to be delivered by Atelier Paulista Arquitetura Ltda. for the design, development, and supervision of the mixed-use building project located in the Consolação district of São Paulo, Brazil. The Architect team will be responsible for all creative, technical, and regulatory aspects of the project in full compliance with the São Paulo Municipal Master Plan (Plano Diretor Estratégico do Município de São Paulo), the local building code (Código de Obras), and all applicable federal and state regulations enforced by the CAU/SP (Conselho de Arquitetura e Urbanismo de São Paulo).

Payment shall be made in BRL (Brazilian Real) via bank transfer (TED/PIX) to the account of Atelier Paulista Arquitetura Ltda. The Quotation Estimate is structured as follows: 30% advance upon contract signing, 20% upon approval of Conceptual Design, 20% upon approval of Construction Documentation, 15% upon issuance of the building permit by the Prefeitura de São Paulo, and the remaining 15% distributed monthly during the Construction Supervision phase. All invoices are subject to a 30-day payment term from the date of issuance.
5. Terms & Conditions- This Quotation Estimate is valid for 30 (thirty) calendar days from the date of issue. After this period, pricing may be adjusted to reflect changes in market conditions in São Paulo, Brazil.
- All Architect services shall be performed in accordance with the ethical code of the CAU/SP and the professional standards established by the Brazilian Association of Architects (AAB).
- The Architect reserves the right to request additional fees for scope changes exceeding 10% of the originally agreed deliverables, subject to a revised Quotation Estimate.
- Intellectual property of all design documents, drawings, and 3D models produced under this Quotation Estimate shall remain with the Architect until full payment is received.
- Force majeure events, including but not limited to natural disasters affecting the São Paulo metropolitan region, shall suspend project timelines without penalty to either party.
- Disputes arising from this Quotation Estimate shall be resolved under the jurisdiction of the courts of the city of São Paulo, State of São Paulo, Brazil.
- The Architect shall maintain professional liability insurance (Seguro de Responsabilidade Profissional) with a minimum coverage of R$ 5,000,000.00 for the duration of the project.
