• Concept Design: Development of three (3) distinct architectural concepts including 3D renderings, material palettes, and preliminary cost estimates in consultation with the client.
• Schematic Design: Refinement of the selected concept into detailed floor plans, elevations, sections, and site plans suitable for submission to the Toronto Building Department for pre-consultation.
• Design Development: Full architectural detailing including structural coordination, mechanical/electrical/plumbing (MEP) integration, accessibility compliance per the Accessibility for Ontarians with Disabilities Act (AODA), and landscape integration.
• Construction Documentation: Production of complete permit drawings, specifications, and schedules required for the issuance of a Building Permit by the City of Toronto.

1. This Quotation Estimate is valid for thirty (30) calendar days from the date of issue. After this period, fees and availability of the Architect team may be subject to revision.
2. All payments are due within thirty (30) days of invoice date. Late payments shall accrue interest at the rate of 1.5% per month or the maximum rate permitted under the Ontario Interest Act, whichever is lower.
3. The Architect firm shall not be liable for delays caused by municipal review processes, third-party consultants, or client decision timelines beyond the Architect's reasonable control.
4. All intellectual property, drawings, and design documents produced under this engagement remain the property of Meridian Architectural Design Group Inc. until full payment has been received. Upon final payment, the client receives a non-exclusive licence to use the documents for the specific project in Canada Toronto.
