This Quotation Estimate is issued by Al-Rafidain Architectural Design Studio in response to the formal request from Al-Nahrain Development Group LLC for comprehensive Architect services for the proposed mixed-use development in Baghdad, Iraq. The total Quotation Estimate amount of USD 316,680 shall be disbursed according to the following milestone-based schedule:
- Milestone 1 (20%): USD 63,336 – Upon signing of the Architect Services Agreement and receipt of the initial mobilization payment.
- Milestone 2 (15%): USD 47,502 – Upon approval of the Concept Design Phase deliverables by the Client.
- Milestone 3 (20%): USD 63,336 – Upon completion and approval of Schematic and Design Development Phases.
- Milestone 4 (25%): USD 79,170 – Upon submission of the full Construction Documentation set and successful permit approval from Baghdad Municipality.
- Milestone 5 (15%): USD 47,502 – Pro-rated monthly during the Construction Phase Architect Supervision period (18 months).
- Milestone 6 (5%): USD 15,834 – Upon delivery of As-Built Documentation and final project handover.
- This Quotation Estimate is valid for a period of thirty (30) calendar days from the date of issue. Beyond this period, pricing may be subject to revision due to market fluctuations in Iraq Baghdad.
- All Architect services shall be performed by a licensed Architect registered with the Iraqi Ministry of Housing, Construction, and Urban Development, and shall comply with all applicable Iraqi federal and Baghdad municipal regulations.
- The Client shall provide timely access to the project site in Baghdad, Iraq, and shall supply all necessary site data, geotechnical reports, and utility information within fourteen (14) days of the project commencement date.
- Any changes to the scope of work requested by the Client after the initial design approval shall be subject to a separate change-order Quotation Estimate issued by the Architect team.
- All intellectual property, drawings, and design documents produced under this Quotation Estimate shall remain the property of Al-Rafidain Architectural Design Studio until full payment is received.
- The Architect shall maintain professional liability insurance with a minimum coverage of USD 1,000,000 per occurrence, valid throughout the project duration in Iraq.
- Disputes arising from this Quotation Estimate shall be resolved through arbitration in Baghdad, Iraq, in accordance with the Iraqi Arbitration Law.
- All communications, reports, and deliverables shall be provided in both Arabic and English to satisfy Baghdad Municipality submission requirements.
- The Architect reserves the right to assign qualified sub-consultants (structural, MEP, landscape) under the supervision of the Principal Architect, with prior written notice to the Client.
