This Quotation Estimate is issued by Atelier Koffi & Partners, a licensed Architect firm registered with the Ordre des Architectes de Côte d'Ivoire, in response to the formal request submitted by SOTRAHIM SA for the design and architectural supervision of a mixed-use commercial and residential complex located in the Cocody district of Ivory Coast Abidjan. The Architect engagement outlined in this Quotation Estimate encompasses the following phases of professional service, all to be executed in full compliance with the Ivorian Urban Planning Code (Code de l'Urbanisme de la Côte d'Ivoire) and the municipal building regulations of the Commune d'Abidjan:
- Phase 1 — Feasibility & Concept Design: Site analysis, topographic survey coordination, zoning verification with the Direction de l'Urbanisme d'Abidjan, and preparation of preliminary architectural concept drawings including massing studies, orientation analysis, and material palette proposals.
- Phase 2 — Schematic Design: Development of floor plans, elevations, and sections for all levels; integration of structural, mechanical, electrical, and plumbing (MEP) coordination; and preparation of a 3D visualisation package for client approval.
- Phase 3 — Detailed Design & Construction Documentation: Production of full construction drawings (1:50, 1:100, 1:200 scales), technical specifications, bill of quantities, and all documentation required for the submission of the Permis de Construire to the relevant authorities in Ivory Coast Abidjan.
- Phase 4 — Tender & Contract Administration: Preparation of tender documents, evaluation of contractor bids, and assistance in the negotiation and execution of the main construction contract.
- Phase 5 — Construction Supervision: On-site architectural supervision, weekly progress inspections, review of shop drawings, coordination of design changes, and issuance of progress certificates throughout the construction period (estimated 24 months).
The following Quotation Estimate presents the professional fees for the Architect services described above. All amounts are expressed in West African CFA Francs (XOF) and are exclusive of applicable taxes.

* The above Quotation Estimate does not include third-party costs such as geotechnical surveys, environmental impact assessments, or specialist engineering consultancy fees, which will be quoted separately upon client instruction.
Payment for the Architect services shall be made in accordance with the following milestone-based schedule, as stipulated in this Quotation Estimate:
- 20% upon signing of the professional services agreement and receipt of the initial mobilisation deposit.
- 15% upon approval of the Schematic Design package.
- 25% upon submission of the complete Detailed Design and Construction Documentation set.
- 10% upon successful issuance of the Permis de Construire by the Abidjan municipal authorities.
- 30% distributed in monthly instalments during the Construction Supervision phase, subject to satisfactory progress reports.
- This Quotation Estimate is valid for a period of sixty (60) calendar days from the date of issue. Beyond this period, fees may be subject to revision based on prevailing market conditions in Ivory Coast Abidjan.
- All intellectual property rights in the architectural drawings, designs, and documentation produced by the Architect shall remain the exclusive property of Atelier Koffi & Partners until full payment has been received.
- The Architect shall maintain professional indemnity insurance with a minimum coverage of 50,000,000 XOF throughout the duration of the engagement.
- Any variation in scope exceeding 10% of the originally agreed work shall require a written amendment to this Quotation Estimate, signed by both parties, before additional work commences.
- Disputes arising from this engagement shall be resolved through mediation in Abidjan, Ivory Coast, in accordance with the provisions of the Ivorian Code of Civil Procedure. Failing mediation, the matter shall be referred to the competent courts of Abidjan.
- The Architect reserves the right to withdraw from this engagement upon thirty (30) days' written notice in the event of non-payment of any invoice beyond forty-five (45) days of its due date.
- All communications regarding this project shall be directed to the project lead Architect, Mr. Yao Koffi, at the studio address listed above.
By signing below, the client acknowledges receipt of this Quotation Estimate and agrees to the terms, conditions, and financial provisions set forth herein for the Architect services to be delivered in Ivory Coast Abidjan.
