- Payment Schedule: 30% upon contract execution; 25% upon completion of Design Development; 25% upon issuance of building permit by Meguro-ku Ward; 20% upon final completion certification in Tokyo.
- Validity: This Quotation Estimate is valid for thirty (30) calendar days from the date of issue. After 15 July 2025, fees are subject to revision based on current Tokyo market conditions.
- Revisions: Up to three (3) rounds of design revisions are included per phase. Additional revisions shall be billed at the Architect's standard hourly rate of JPY 15,000 per hour.
- Permit Fees: Government filing fees, stamp taxes, and third-party consultant costs (structural engineer, MEP engineer, soil survey) are excluded from this estimate and shall be borne by the Client.
- Confidentiality: All project documents, drawings, and data prepared by the Architect in Japan Tokyo shall remain the confidential property of the Client and shall not be disclosed to third parties without written consent.
- Dispute Resolution: Any disputes arising from this Quotation Estimate shall be resolved through mediation under the Tokyo Bar Association, and failing that, by the Tokyo District Court.
- Force Majeure: Neither party shall be liable for delays caused by natural disasters (earthquakes, typhoons, tsunamis) or government-mandated shutdowns as may occur in the Tokyo metropolitan area.
- Governing Law: This Quotation Estimate and the resulting contract shall be governed by the laws of Japan, with specific reference to the Architects Act (Kenchiku Hakase Hou) and the Tokyo Metropolitan Building Ordinance.
