This Quotation Estimate is formally issued by M/s. Karachi Architectural Design Studio, a registered and licensed Architect firm operating in Pakistan Karachi, to provide a comprehensive breakdown of professional architectural services for the above-mentioned residential project. This document serves as a binding cost proposal and outlines the full scope of design, planning, and consultancy services that our Architect team will deliver in accordance with the building regulations of the Sindh Building Control Authority (SBCA) and the local by-laws applicable in Pakistan Karachi.
The following Architect services are included in this Quotation Estimate for the residential villa project located in DHA Phase 6, Pakistan Karachi:
- Site Analysis & Feasibility Study: Comprehensive survey of the 500 sq. yard plot, soil condition assessment, orientation analysis, and compliance review with DHA Karachi development control regulations.
- Concept Design & Schematic Plans: Development of three (3) distinct conceptual design options by our lead Architect, including massing studies, 3D renderings, and material palettes tailored to the climate and cultural context of Pakistan Karachi.
- Design Development: Detailed architectural drawings including floor plans, elevations, sections, and 3D perspective views for a two-storey villa with basement parking, covering approximately 4,500 sq. ft. of built-up area.
- Working Drawings & Construction Documents: Full set of construction-ready drawings including structural coordination, MEP (Mechanical, Electrical, Plumbing) layouts, landscape plans, and interior design specifications.
- Regulatory Approvals & Permits: Preparation and submission of all necessary documentation to the DHA Karachi office, SBCA, and relevant municipal authorities in Pakistan Karachi for obtaining the building construction permit.
- Construction Supervision & Site Visits: Bi-weekly site inspections by our Architect team during the construction phase to ensure compliance with approved drawings and quality standards.
- Interior Design Consultancy: Basic interior layout planning, furniture arrangement, lighting design, and material selection guidance for all rooms of the villa.

- This Quotation Estimate is valid for thirty (30) calendar days from the date of issue. Beyond this period, rates may be revised due to market fluctuations in Pakistan Karachi.
- All payments are to be made via bank transfer to the account of M/s. Karachi Architectural Design Studio, Meezan Bank, Clifton Branch, Karachi, Pakistan.
- The Architect firm shall not be held liable for delays caused by regulatory authorities, municipal bodies, or force majeure events in Pakistan Karachi.
- Any additional revisions beyond the three (3) included rounds shall be charged at PKR 25,000 per revision round.
- Intellectual property of all design documents, drawings, and 3D models created by our Architect team shall remain the property of the firm until full payment is received.
- This Quotation Estimate does not include the cost of structural engineering, geotechnical surveys, or third-party consultancy fees unless explicitly stated.
- Disputes arising from this agreement shall be resolved through arbitration in Karachi, Sindh, Pakistan, in accordance with the Arbitration Act, 1940.
- The project timeline is estimated at fourteen (14) months from the date of contract signing, subject to regulatory approval timelines in Pakistan Karachi.
By signing below, the client acknowledges and accepts this Quotation Estimate for Architect services in Pakistan Karachi as presented by M/s. Karachi Architectural Design Studio. This document, once signed by both parties, constitutes a binding professional services agreement.
