All amounts are quoted in South African Rand (ZAR). VAT is applicable at the current South African rate of 15% as per the Value-Added Tax Act 89 of 1991. This Quotation Estimate does not include costs for specialist consultants (structural, electrical, plumbing, geotechnical), municipal plan submission fees, or third-party surveyor charges, which will be billed separately at cost.

A deposit of 25% of the total Quotation Estimate amount (R 80,212.50) is due upon signing of the professional services agreement to commence the Pre-Design phase.
Progress payments of 20% are due at the completion of each major phase (Concept Design, Design Development, Construction Documentation).
Construction Phase fees are invoiced monthly in arrears, with payment due within fourteen (14) calendar days of invoice date.
The final balance of 15% is due upon issuance of the final completion certificate and handover of as-built documentation.
All payments are to be made by electronic funds transfer (EFT) to the practice's bank account in Johannesburg, South Africa. Late payments will attract interest at the rate of 1.5% per month as per the National Credit Act 34 of 2005.

This Quotation Estimate is valid for thirty (30) days from the date of issue. Thereafter, fees may be adjusted to reflect current market conditions in the Johannesburg architectural services sector.
The Architect's liability is limited to the professional fees paid for the services rendered, in accordance with SAIA's standard terms of engagement.
The client acknowledges that the Architect is not responsible for delays caused by the City of Johannesburg municipal approval process, third-party consultants, or force majeure events.
All intellectual property in design drawings and documentation remains with the Architect until full payment has been received. The client is granted a non-exclusive licence to use the drawings for the specific project in Johannesburg.
This Quotation Estimate is governed by the laws of the Republic of South Africa. Any disputes shall be resolved through the South African Institute of Architects dispute resolution mechanism or, failing that, in the Magistrate's Court of Johannesburg.
The Architect reserves the right to withdraw from this engagement with fourteen (14) days' written notice if the client fails to make payments within the stipulated period.
All services shall be performed in compliance with the South African National Building Regulations, the City of Johannesburg Municipal Planning By-Laws, and applicable environmental legislation including the National Environmental Management Act 107 of 1998.
