1. Scope of Architectural Services
This Quotation Estimate is issued by Studio Meridian Architekten AG, a licensed Architect practice registered with the Swiss Federal Office of Justice and the Canton of Zurich Building Authority. The following services are proposed for the residential renovation and extension project located in Switzerland Zurich. All work shall be performed in accordance with the Swiss Federal Law on Spatial Planning (RPG), the Canton of Zurich Building Code (BauG), and the professional standards set forth by the Swiss Society of Architects (SIA).

3. Payment Schedule
The Quotation Estimate total shall be invoiced in the following instalments, aligned with project milestones:
- 15% – Upon signing of the Architect Service Agreement and receipt of the initial deposit (CHF 14,437.72)
- 20% – Upon approval of the Concept Design phase (CHF 19,250.30)
- 25% – Upon submission of planning drawings to the Zurich Building Permit Office (CHF 24,062.87)
- 20% – Upon issuance of the building permit and commencement of construction (CHF 19,250.30)
- 15% – Upon completion of construction and site handover (CHF 14,437.72)
- 5% – Upon final close-out and delivery of as-built documentation (CHF 4,812.58)
4. Terms and Conditions
- This Quotation Estimate is a non-binding estimate of professional fees. Final costs may vary by up to ±10% depending on design complexity, regulatory changes by the Canton of Zurich, or client-requested revisions exceeding three (3) iterations per phase.
- All Architect services shall be performed by or under the direct supervision of a licensed Architect registered with the Swiss Federal Office of Justice (SIA member). The lead Architect for this project is Dipl. Ing. ETH / SIA, Mr. Lukas Brenner.
- The Architect shall comply with all applicable Swiss federal and cantonal regulations, including the Swiss Code of Obligations (OR), the Federal Act on the Free Movement of Persons, and the Zurich-specific building and zoning ordinances (Zonenplan Stadt Zürich).
- Intellectual property: All drawings, models, and design documents produced by the Architect remain the property of Studio Meridian Architekten AG until full payment is received. The client receives a non-exclusive licence to use the designs for the specific project in Switzerland Zurich.
- Liability: The Architect's professional liability is capped at the total professional fees stated in this Quotation Estimate, in accordance with SIA 118 (Contract for Architectural Services). The firm maintains professional indemnity insurance with a coverage of CHF 5,000,000 per claim.
- Dispute resolution: Any disputes arising from this engagement shall be resolved through mediation under the Swiss Rules of Mediation, with the seat of mediation in Zurich, Switzerland. If mediation fails, the competent courts of the Canton of Zurich shall have exclusive jurisdiction.
- This Quotation Estimate is valid for ninety (90) days from the date of issue. After expiry, rates and availability must be reconfirmed in writing.
- The Architect reserves the right to decline or modify services if the project scope changes materially from the description provided in this document, in which case a revised Quotation Estimate shall be issued.
- All communications regarding this project shall be conducted in English or German. Official submissions to the Zurich municipal authorities shall be prepared in German as required by the Canton of Zurich administrative regulations.
5. Acceptance
By signing below, the client acknowledges receipt of this Quotation Estimate and agrees to the terms outlined herein. The Architect service agreement shall be formalised in a separate written contract within fourteen (14) days of acceptance.
