This Quotation Estimate is issued by Kampala Design & Architecture Studio Ltd. (hereinafter referred to as "the Architect") in response to the written request from Okello Holdings & Properties Ltd. for comprehensive architectural design and consultancy services for a mixed-use commercial and residential development located in the Ntinda area of Kampala, Uganda. The Architect has reviewed the site survey documents, preliminary client brief, and applicable building regulations as set out by the Uganda National Environment Management Authority (NEMA) and the Kampala Capital City Authority (KCCA) Building Department.

The Architect shall provide the following professional services as part of this Quotation Estimate engagement:

• Concept Design Development: Preparation of initial architectural concept drawings, massing studies, and site layout plans for the mixed-use development comprising a four-storey commercial podium and two residential towers, each with six floors, situated on a 2,400 square metre plot in Kampala.
• Detailed Design Documentation: Production of full architectural working drawings including floor plans, elevations, sections, door and window schedules, and general arrangement drawings in compliance with the Uganda Building and Planning Act (Cap. 224) and KCCA development control regulations.
• Structural Coordination: Liaison with the appointed structural engineer to ensure the Architect's design intent is structurally feasible and that all load-bearing elements are properly integrated into the architectural drawings.
• Services Coordination: Integration of mechanical, electrical, and plumbing (MEP) systems into the architectural design, including coordination with the Uganda Electricity Transmission Company (UETCO) for power supply planning and the Uganda Water and Sewerage Corporation (UWSC) for water and drainage connections.
• Regulatory Submissions: Preparation and submission of all necessary documentation to the KCCA Building Department, NEMA, and the Uganda National Roads Authority (UNRA) for statutory approvals, permits, and environmental impact assessment clearance.
• Construction Phase Support: Site supervision, progress inspections, and issuance of architectural certificates at each stage of construction to ensure compliance with the approved design. The Architect will conduct bi-weekly site visits throughout the construction period.
• Interior Design Consultation: Provision of basic interior design guidance for the ground-floor retail spaces and the residential common areas, including material palettes, lighting concepts, and furniture layout recommendations.

All amounts are quoted in Ugandan Shillings (UGX). The total Quotation Estimate of UGX 160,598,000 (One Hundred and Sixty Million Five Hundred and Ninety-Eight Thousand Ugandan Shillings) is inclusive of all professional fees, travel within Kampala, and standard project documentation. Any travel outside the Kampala metropolitan area will be billed separately at cost.

• This Quotation Estimate is valid for thirty (30) calendar days from the date of issue. Beyond this period, the Architect reserves the right to revise fees due to changes in material costs, exchange rates, or professional fee structures in Uganda.
• All payments shall be made in Ugandan Shillings via bank transfer to the Architect's designated account at Stanbic Bank Uganda, Kampala Branch, within fourteen (14) days of invoice issuance.
• The Architect shall not be liable for delays caused by the client, third-party contractors, or regulatory bodies outside the Architect's reasonable control, including but not limited to KCCA processing delays or NEMA review periods.
• Any variation or change order to the scope of work outlined in this Quotation Estimate must be agreed in writing by both parties before execution. The Architect will issue a supplementary Quotation Estimate for any additional services.
• The Architect retains full intellectual property rights over all design documents, drawings, and 3D visualisations produced under this engagement until full payment has been received. Upon full settlement, the client receives a non-exclusive licence to use the drawings for the specific project in Kampala.
• The Architect's professional indemnity insurance is maintained with a minimum cover of UGX 500,000,000, compliant with the Uganda Institution of Architects (UIA) professional standards.
• Disputes arising from this Quotation Estimate shall be resolved through mediation in Kampala, Uganda, in accordance with the Arbitration Act (Cap. 72) of the Laws of Uganda.
