1. Introduction and Scope of Architect Services

This Quotation Estimate is issued by Al Noor Architectural Design & Consultancy LLC (hereinafter referred to as "the Architect") in response to the formal request submitted by Al Maktoum Development Group LLC for comprehensive architectural design and consultancy services. The proposed Architect engagement covers the full lifecycle of design delivery for the aforementioned mixed-use tower located in Business Bay, United Arab Emirates Dubai, in strict compliance with the Dubai Municipality Building Regulations, the Dubai Urban Planning and Building Code, and all applicable federal and emirate-level statutory requirements of the United Arab Emirates.

The Architect team, led by a licensed Principal Architect registered with the Dubai Municipality and the UAE Council of Engineers, shall deliver concept design, schematic design, design development, construction documentation, and construction-phase architectural supervision. All deliverables shall be produced in accordance with the Royal Institute of British Architects (RIBA) Work Stages 0 through 7, adapted to the local practice standards of United Arab Emirates Dubai.

3. Payment Schedule

The Quotation Estimate payment structure is aligned with the RIBA Work Stage milestones and the standard practice for Architect engagements in United Arab Emirates Dubai:

  • Milestone 1 (15%): Upon execution of the Architect's Services Agreement – AED 540,067.50
  • Milestone 2 (20%): Upon approval of Schematic Design by the Client – AED 720,090.00
  • Milestone 3 (25%): Upon submission of Construction Documentation to Dubai Municipality – AED 900,112.50
  • Milestone 4 (25%): Upon receipt of No-Objection Certificate (NOC) from all UAE authorities – AED 900,112.50
  • Milestone 5 (15%): Monthly during Construction Phase supervision – AED 540,067.50

4. Terms and Conditions

  1. This Quotation Estimate is valid for thirty (30) calendar days from the date of issue. Beyond this period, the Architect reserves the right to revise pricing due to market fluctuations in United Arab Emirates Dubai.
  2. All fees are exclusive of third-party costs, including but not limited to Dubai Municipality plan-check fees, structural engineering, geotechnical surveys, and authority stamping charges, which shall be borne by the Client.
  3. The Architect shall maintain professional indemnity insurance with a minimum cover of AED 10,000,000, as required by UAE regulations for registered architectural practices in Dubai.
  4. Any variation in scope exceeding 10% of the original Quotation Estimate value shall be subject to a supplementary written agreement signed by both parties.
  5. Intellectual property of all design documents, drawings, and 3D models produced by the Architect shall remain the property of Al Noor Architectural Design & Consultancy LLC until full payment is received.
  6. This Quotation Estimate is governed by the laws of the United Arab Emirates, and any disputes shall be resolved through arbitration in Dubai under the DIFC-LCIA Arbitration Rules.
  7. The Architect shall comply with all sustainability guidelines of the Dubai Green Building Regulations and the Estidama/Al Sa'fat rating system where applicable.

5. Acceptance

By signing below, the Client acknowledges and accepts this Quotation Estimate for Architect services in United Arab Emirates Dubai on the terms and conditions set forth herein.
