This Quotation Estimate is issued by Lakeview Architectural Studio, LLC, a licensed Architect firm operating in United States Chicago, in response to the client's request for professional architectural design and consulting services. This document outlines the full scope of work, itemized professional fees, and applicable terms governing the engagement. All services described herein will be performed in compliance with the Illinois Department of Financial and Professional Regulation (IDFPR) standards and the Chicago Building Code as administered by the City of Chicago Department of Buildings.
The Architect firm will provide the following comprehensive services for the residential renovation and expansion project located in the Lincoln Park neighborhood of United States Chicago:
- Pre-Design Consultation: Site analysis, feasibility study, zoning verification with the City of Chicago, and initial concept development.
- Schematic Design: Development of conceptual floor plans, massing studies, and material palettes tailored to the architectural character of the Chicago residential district.
- Design Development: Detailed architectural drawings, structural coordination, MEP (Mechanical, Electrical, Plumbing) integration, and interior design specifications.
- Construction Documents: Full set of permit-ready drawings and specifications compliant with the International Building Code (IBC) and Chicago-specific amendments.
- Permitting & Code Compliance: Submission of all required documents to the Chicago Department of Buildings, coordination with the Chicago Board of Examiners, and management of the review and approval process.
- Bidding & Negotiation Support: Preparation of bid documents, assistance in contractor selection, and negotiation of construction contracts.

Payment for the Architect's professional services shall be made in accordance with the following milestone-based schedule, as is standard practice for architectural engagements in United States Chicago:

- This Quotation Estimate is valid for thirty (30) calendar days from the date of issue. After the expiration date, fees and rates are subject to revision based on current market conditions in the United States Chicago architectural services sector.
- All services will be performed by or under the direct supervision of a licensed Architect registered with the State of Illinois. The Architect of record for this project shall be Daniel M. Kowalski, AIA, IL License No. 180.001234.
- The Architect shall carry professional liability insurance with a minimum coverage of $2,000,000 per occurrence and $4,000,000 aggregate, as required by the Illinois Professional Liability Insurance Act.
- Intellectual property rights in all drawings, designs, and documents produced by the Architect shall remain the property of Lakeview Architectural Studio, LLC. The client receives a non-exclusive license to use the documents solely for the purpose of constructing the project as designed.
- This engagement is governed by the laws of the State of Illinois. Any disputes arising from this Quotation Estimate or the resulting Architectural Services Agreement shall be resolved through binding arbitration in Cook County, United States Chicago, in accordance with the rules of the American Arbitration Association.
- The Architect is not responsible for costs or delays caused by the client, the general contractor, third-party consultants, or acts of God. The Architect's liability shall not exceed the total professional fees paid under this agreement.
- All communications regarding this project, including change orders, RFIs, and approval notices, shall be conducted in writing (email acceptable) and directed to the project manager at Lakeview Architectural Studio, LLC, Chicago, Illinois.
- This Quotation Estimate does not constitute a binding contract. A formal Architectural Services Agreement, based on the AIA B101-2017 document adapted for Illinois practice, must be executed by both parties before any services commence.
By signing below, the client acknowledges receipt of this Quotation Estimate and agrees to the terms, conditions, and fee structure outlined herein for the Architect services to be performed in United States Chicago. This acceptance does not obligate either party until a formal Architectural Services Agreement is executed.
