This Quotation Estimate is issued by Meridian Architectural Design Group, a licensed Architect firm operating in the United States Los Angeles metropolitan area, in response to the client's request for comprehensive architectural design and development services. The following items are excluded from the above Quotation Estimate and will be billed at cost if required by the project scope:

Structural, mechanical, electrical, and plumbing engineering fees (estimated separately at $185,000–$220,000).
Geotechnical survey and soil testing for the Los Angeles site conditions.
Third-party review fees, including Los Angeles Fire Department plan check and California Air Resources Board compliance review.
Travel expenses beyond the City of Los Angeles limits (billed at $0.65 per mile plus lodging at actual cost).
Revisions exceeding 15% of the approved scope will be billed at the applicable hourly rate for the phase in which they occur.
Expediting fees for permit processing beyond standard City of Los Angeles timelines.

Payment for the Architect services outlined in this Quotation Estimate shall be made according to the following milestone-based schedule, consistent with standard practice in the United States Los Angeles construction industry:

20% upon execution of the Architectural Services Agreement and commencement of Pre-Design.
15% upon approval of Schematic Design documents.
20% upon approval of Design Development documents.
25% upon submittal of complete Construction Documents to the City of Los Angeles.
10% upon issuance of building permits.
10% upon substantial completion and final punch-list sign-off.

This Quotation Estimate is valid for thirty (30) calendar days from the date of issue. After the expiration date, fees may be adjusted to reflect current market rates in the United States Los Angeles professional services sector.
All fees are stated in United States Dollars (USD) and are exclusive of applicable California state sales tax and Los Angeles County local taxes, which will be added at the prevailing rate.
The Architect shall carry professional liability insurance of no less than $2,000,000 per occurrence and $5,000,000 aggregate, as required by the California Architects Board.
Intellectual property rights in all design documents, drawings, and specifications produced by the Architect shall remain with Meridian Architectural Design Group until full payment has been received.
This engagement is governed by the laws of the State of California, and any disputes shall be resolved through binding arbitration in Los Angeles County, United States.
The Architect reserves the right to withdraw from this engagement with thirty (30) days written notice, in which case fees for work completed to date shall be due in full.
All communications regarding this Quotation Estimate and the resulting contract shall be directed to the project architect of record at the Los Angeles office address listed above.
