The Carpenter team assigned to this project in Japan Osaka consists of one master carpenter (Shokunin), two skilled journeymen, and one apprentice. The estimated duration of the project is 22 working days, commencing on 1 July 2025 and concluding by 28 July 2025, subject to weather conditions and material availability. A detailed weekly schedule will be provided upon acceptance of this Quotation Estimate.
4.1 This Quotation Estimate is valid for thirty (30) calendar days from the date of issue. After the expiry date, all prices are subject to revision based on current lumber market rates in the Japan Osaka region.
4.2 Payment shall be made in three installments: 30% upon contract signing, 40% upon completion of structural framing, and 30% upon final inspection and handover. All payments are to be made in Japanese Yen (JPY) via bank transfer to the account specified in the contract.
4.3 The Carpenter contractor guarantees all workmanship for a period of two (2) years from the date of completion. This warranty covers structural integrity, joinery, and finish defects but does not cover damage caused by natural disasters, improper use, or third-party modifications.
4.4 All materials used shall comply with the Japanese Industrial Standards (JIS) for timber products. The Carpenter team will provide material certificates and FSC (Forest Stewardship Council) documentation upon request.
4.5 The client is responsible for obtaining all necessary permits from the Osaka City Building Standards Division prior to the commencement of structural work. The Carpenter contractor will assist in preparing technical drawings for permit submission at no additional cost.
4.6 Any changes to the scope of work requested by the client after this Quotation Estimate has been accepted will be subject to a written change order with revised pricing and timeline adjustments.
4.7 The Carpenter contractor maintains full liability insurance and workers' compensation coverage as required by Japanese law. Proof of insurance will be provided upon request.
4.8 Disputes arising from this agreement shall be resolved through mediation in accordance with the Osaka District Court jurisdiction.
By signing below, the client acknowledges receipt of this Quotation Estimate and agrees to the terms, conditions, and pricing outlined herein for the Carpenter services to be performed in Japan Osaka. This document, once countersigned by both parties, constitutes a binding agreement.
