All Carpenter work described in this Quotation Estimate will be performed by our team of certified artisans based in our Japan Tokyo workshop. The project will be executed over an estimated period of six (6) weeks, commencing on the date of contract execution. Our Carpenter crew will utilize only sustainably sourced Japanese hardwoods, including hinoki, sugi, and keyaki, procured from certified forestry cooperatives in the Chubu and Kyushu regions. Traditional joinery techniques (tsugite-hashi) will be employed wherever structurally appropriate, complemented by modern hardware where specified by the client. The Quotation Estimate assumes standard working hours of 08:00 to 17:00, Monday through Friday, with Saturday work available at a 1.25× premium if required by the project schedule.
- This Quotation Estimate is valid for thirty (30) days from the date of issue. After the expiration date, all pricing is subject to revision based on current material costs in the Japan Tokyo market.
- Payment terms: 40% deposit upon contract signing, 30% upon completion of structural Carpenter work (Items 1–4), and 30% upon final inspection and handover.
- All materials and labor are covered under a two-year workmanship warranty from the date of final acceptance. This warranty applies specifically to Carpenter joinery, structural integrity, and finish adhesion.
- The client is responsible for obtaining any necessary permits from the Minato-ku Ward Office for structural modifications. Our Carpenter team will provide all technical drawings and documentation required for the permit application at no additional charge.
- Any changes to the scope of work after contract execution will be documented in a written Change Order and will be priced separately, subject to the client's written approval before work proceeds.
- This Quotation Estimate does not include electrical, plumbing, or HVAC modifications. If such work is identified during demolition, a separate estimate will be provided by the respective specialist contractors.
- Disputes arising from this Quotation Estimate or the resulting contract shall be resolved under the jurisdiction of the Tokyo District Court in accordance with Japanese civil law.
- All work will comply with the Fire Service Act of Japan and the Tokyo Metropolitan Fire Prevention Ordinance, particularly regarding the use of combustible materials in residential structures.
