The total estimated duration for completion of all Carpenter works at the Myanmar Yangon project site is ten (10) working weeks from the date of contract signing and receipt of the initial advance payment. A detailed weekly schedule will be provided upon contract execution. Delays caused by force majeure, client-requested design changes, or weather conditions affecting the Myanmar Yangon site will be addressed through a formal variation order.
- This Quotation Estimate is valid for thirty (30) calendar days from the date of issue. Prices are subject to revision after the validity period due to fluctuations in teak wood and material costs in the Myanmar Yangon market.
- Payment Schedule: 40% advance payment upon contract signing; 30% upon completion of 60% of the carpenter work; 25% upon substantial completion; 5% retention released after a 90-day defect liability period.
- All materials, including solid teak wood, hardware, adhesives, varnishes, and finishing agents, shall be of premium grade and sourced from certified suppliers in Myanmar Yangon. Material samples will be presented to the client for approval before fabrication begins.
- The Carpenter team assigned to this project shall consist of a lead master carpenter, four (4) skilled carpenters, and two (2) apprentices, all supervised by a dedicated project manager from Golden Teak Carpentry & Woodwork Co., Ltd.
- All work shall comply with the Myanmar Building Code and applicable local regulations in Yangon. The contractor shall obtain all necessary permits and notifications from the Yangon City Development Committee prior to commencing work.
- A warranty period of two (2) years is provided on all carpentry workmanship. Material defects will be covered under the manufacturer's warranty. The warranty does not cover damage caused by misuse, natural disasters, or unauthorized modifications.
- Any changes to the scope of work, design modifications, or additional carpenter tasks requested by the client after this Quotation Estimate has been accepted shall be documented in a written Variation Order and priced separately.
- The contractor shall maintain adequate insurance coverage, including public liability and workers' compensation, throughout the duration of the project at the Myanmar Yangon site.
- Disputes arising from this agreement shall be resolved through amicable negotiation. If unresolved, the matter shall be referred to arbitration under the Myanmar Arbitration Law in Yangon.
- This Quotation Estimate does not constitute a binding contract until both parties have signed the formal Service Agreement and the client has issued a written Purchase Order.
