The Carpenter crew estimates a total project duration of fourteen (14) business days, commencing on or about June 23, 2025, with a projected completion date of July 11, 2025. The schedule is subject to material availability, weather conditions affecting delivery routes in the Chicago area, and timely completion of any required City of Chicago building inspections. The Carpenter team will provide the client with a weekly progress update every Friday afternoon.

25% Deposit ($11,604.85) – Due upon signing this Quotation Estimate to secure the project schedule and order specialty materials.
35% Progress Payment ($16,246.78) – Due upon completion of flooring installation and partition wall framing (approximately Day 7).
30% Progress Payment ($13,925.81) – Due upon completion of cabinetry installation and door fitting (approximately Day 11).
10% Final Payment ($4,641.94) – Due upon final walkthrough, client sign-off, and completion of all cleanup.

This Quotation Estimate is valid for thirty (30) days from the date of issue. After the expiration date, pricing may be adjusted to reflect changes in material costs, labor rates, or Chicago municipal fee structures.
All work performed by our Carpenter team is backed by a two-year workmanship warranty covering defects in installation, joinery, and finish application. This warranty does not cover normal wear, water damage, or modifications made by third parties.
The client is responsible for obtaining any homeowner's association (HOA) approvals required for exterior-visible changes. All interior work permits will be filed by our office with the City of Chicago Department of Buildings.
Any changes to the scope of work requested by the client after this Quotation Estimate is accepted will be documented in a written Change Order and may affect the total project cost and timeline.
Midwest Custom Carpentry & Woodwork LLC carries $2,000,000 in general liability insurance and $1,000,000 in workers' compensation coverage, compliant with Illinois state requirements for contractors operating in the United States Chicago area.
Payment is due within ten (10) business days of invoice date. A late payment fee of 1.5% per month will be applied to overdue balances.
This Quotation Estimate does not constitute a binding contract until both parties have signed and dated the acceptance section below. Upon mutual execution, it becomes a binding construction contract governed by the laws of the State of Illinois.
