Northbridge Civil Engineering Ltd. is pleased to submit this Quotation Estimate for the provision of comprehensive Civil Engineer services in relation to the Victoria Park Redevelopment project located in Ancoats, United Kingdom Manchester. This Quotation Estimate has been prepared following a site inspection conducted on 28 May 2025 and a detailed review of the preliminary design brief supplied by Hartley & Associates Property Group Ltd.
As a registered Civil Engineer practice operating under the Institution of Civil Engineers (ICE) and the Chartered Institution of Building Services Engineers (CIBSE), our team will deliver all structural, geotechnical, drainage, and highway engineering services required for the proposed mixed-use development. All work will be carried out in full compliance with the Building Regulations 2010 (as amended), the Town and Country Planning (General Development Procedure) Order 1995, and all applicable local planning conditions imposed by the City of Manchester Council.

All prices are quoted in British Pounds Sterling (GBP). VAT is charged at the standard rate of 20% in accordance with HM Revenue & Customs regulations applicable in the United Kingdom.
This Quotation Estimate assumes a project duration of approximately 14 months from the date of contract execution. Key milestones for the Civil Engineer deliverables are as follows:
- Month 1–2: Completion of geotechnical investigation and ground condition report.
- Month 3–5: Submission of structural and drainage design for planning application to Manchester City Council.
- Month 6–8: Detailed design development, coordination with structural steelwork fabricators, and finalisation of highway design with the City of Manchester.
- Month 9–13: Construction phase supervision, site inspections, and value engineering reviews.
- Month 14: Completion of as-built documentation and formal handover.
- This Quotation Estimate is valid for a period of 90 calendar days from the date of issue. Should the client wish to proceed after the expiry date, Northbridge Civil Engineering Ltd. reserves the right to re-issue the Quotation Estimate at revised rates reflecting current market conditions in the United Kingdom Manchester region.
- All Civil Engineer services described herein shall be performed by appropriately qualified and chartered professionals. The lead Civil Engineer for this project shall be Mr. James Whitfield, MICE, CEng, who holds full professional indemnity insurance cover of £5,000,000 per claim.
- Payment terms: 30% upon execution of the contract, 40% upon submission of the planning application package, and 30% upon completion of the as-built handover documentation. All invoices are payable within 30 days of the date of issue.
- Any variation to the scope of work beyond 10% of the total Quotation Estimate value must be agreed in writing by both parties prior to commencement of the additional work. Variations will be priced at the rates set out in Schedule A of the main contract.
- This Quotation Estimate does not include third-party costs such as planning application fees payable to Manchester City Council, Environment Agency consultation fees, or specialist laboratory testing beyond the scope described in Item 01.
- All intellectual property in the design documents, calculations, and reports produced under this Quotation Estimate shall vest in the client upon full payment. Northbridge Civil Engineering Ltd. retains the right to reference the project in its portfolio of work in United Kingdom Manchester.
- This Quotation Estimate is governed by the laws of England and Wales. Any disputes arising shall be subject to the exclusive jurisdiction of the courts of Manchester, United Kingdom.
- The Civil Engineer services are provided subject to the client obtaining all necessary planning permissions, building regulations approvals, and third-party consents prior to the commencement of construction phase activities.
By signing below, the client acknowledges receipt of this Quotation Estimate and agrees to the terms and conditions set out above. This signature constitutes a binding acceptance of the Quotation Estimate for the Civil Engineer services described herein.
