This Quotation Estimate assumes that the client will provide safe access to all electrical rooms, substations, and rooftop areas within the Japan Kyoto project premises. The following items are explicitly excluded from the above pricing: civil structural modifications, procurement of major electrical equipment (transformers, switchgear, cable runs exceeding 500 meters), and any work requiring a separate construction license under the Building Standards Act. Should the Electrical Engineer identify additional scope during the site survey phase, a supplementary Quotation Estimate addendum will be issued for client approval before any additional work commences.
Payment for the services described in this Quotation Estimate shall be made in the following installments, all denominated in Japanese Yen (JPY) and payable via bank transfer to the account specified in the contract annex:
- 30% Advance Payment: Due upon execution of the service agreement and receipt of the signed Quotation Estimate acceptance form.
- 40% Progress Payment: Due upon completion of the design phase and submission of all engineering drawings for client review.
- 25% Completion Payment: Due upon successful commissioning and handover of all as-built documentation.
- 5% Retention: Released 90 days after final acceptance, subject to a defect-free performance period within Japan Kyoto.
The Lead Electrical Engineer assigned to this project holds a valid First-Class Electrical Construction Manager (Denki Senyogyo Shikaku) license issued by the Ministry of Land, Infrastructure, Transport and Tourism of Japan, a Professional Engineer (P.Eng.) designation, and over fifteen years of experience in commercial and municipal electrical projects across the Kansai region, with specific expertise in the regulatory environment of Japan Kyoto. All supporting engineers hold at minimum a Second-Class Electrical Construction Manager certification.
7.1 This Quotation Estimate is valid for a period of ninety (90) calendar days from the date of issue. Beyond this period, all rates and material costs are subject to revision based on prevailing market conditions in Japan Kyoto.
7.2 The Electrical Engineer and all associated personnel shall maintain comprehensive professional indemnity insurance with a minimum coverage of JPY 500,000,000, valid throughout the project duration.
7.3 All work shall comply with the Electrical Work Act, the Fire Service Act, JIS standards, and any local ordinances specific to Kyoto City. The Electrical Engineer assumes full professional liability for the accuracy and compliance of all engineering deliverables.
7.4 Disputes arising from this Quotation Estimate or the subsequent service agreement shall be resolved through arbitration in accordance with the rules of the Japan Commercial Arbitration Association (JCAA), with the seat of arbitration in Kyoto, Japan.
7.5 This document constitutes a Quotation Estimate only and does not form a binding contract until both parties have executed the formal Service Agreement in duplicate.
