• Initial case assessment and review of all relevant leasehold documentation, correspondence, and planning records pertaining to the property situated in Manchester, United Kingdom.
• Preparation and service of a formal Letter Before Action (LBA) to the opposing party, in accordance with the Pre-Action Protocol for Commercial Disputes applicable in the United Kingdom.
• Attendance at up to two (2) mediation sessions to be held at the Manchester Mediation Centre, 100 King Street, Manchester, M2 6WU, United Kingdom.
• Preparation of a full Statement of Case, including Particulars of Claim, for filing at the Manchester County Court, 11 Bridge Street West, Manchester, M3 3LZ, United Kingdom, should mediation prove unsuccessful.
• Representation of the client at all hearings, interlocutory applications, and the final trial before the District Judge at the Manchester County Court.

Unless otherwise agreed in writing between the Lawyer at Whitmore & Associates Solicitors LLP and the client, payment of the fees set out in this Quotation Estimate shall be made as follows:

• A retainer payment of 25% of the total estimated Quotation amount (£6,181.50) is due within seven (7) calendar days of acceptance of this Quotation Estimate.
• Monthly interim invoices will be issued on the last working day of each calendar month for professional time incurred and disbursements paid on the client's behalf.
• The balance of all outstanding fees and disbursements shall be payable within fourteen (14) calendar days of the final invoice, which will be issued upon conclusion of the matter or within thirty (30) days of the final court hearing, whichever is earlier.
• All payments are to be made by BACS transfer to the firm's designated client account at Lloyds Bank, Manchester, United Kingdom (Sort Code: 50 15 30, Account No: 88291407). Cheques are not accepted.

1. This Quotation Estimate is valid for a period of thirty (30) calendar days from the date of issue. After this period, the Lawyer reserves the right to revise the fees and disbursements to reflect current market rates in Manchester, United Kingdom.
2. The fees set out in this Quotation Estimate are estimates only and are based on the information available at the time of preparation. 5. This Quotation Estimate does not constitute a fixed-fee agreement. The client acknowledges that the Lawyer may, in exceptional circumstances, require additional time beyond the estimated hours set out above, and any such additional time will be billed at the applicable hourly rate stated herein.
6. The client agrees to provide all relevant documents, information, and access to the property in question in a timely manner. Failure to do so may result in delays to the legal proceedings and additional costs, which will be reflected in subsequent invoices.
