1. This Quotation Estimate constitutes a formal offer by Brickstone Masonry & Construction BV for the mason works described herein. Acceptance of this quotation shall be confirmed in writing by the client within the validity period stated above.
2. The estimated project duration for all masonry works is 10 to 12 working weeks, subject to weather conditions in Brussels and the availability of the site. Delays caused by force majeure, extreme weather, or client-requested changes shall not be the responsibility of the mason contractor.
3. Payment terms: 30% advance payment upon signing of the contract, 40% upon completion of the main masonry structural works (items 01–04), and 30% upon final acceptance and handover of the completed mason works. All payments shall be made by bank transfer to the company's Belgian bank account (IBAN: BE68 5390 0754 7034).
4. A 10-year structural warranty (garantie décennale) shall apply to all load-bearing masonry works in accordance with Belgian law (Royal Decree of 1991 on construction contracts). A 2-year warranty applies to non-structural masonry finishes and repointing.
5. The mason contractor shall obtain all necessary building permits from the Ixelles Municipal Administration and the Brussels-Capital Region prior to commencing works. The client is responsible for any additional permits related to interior modifications.
6. All masonry materials shall be sourced from approved Belgian or EU suppliers and shall comply with the relevant NBN (Belgian Standards) and CE marking requirements. The mason shall provide material certificates upon request.
7. This Quotation Estimate does not include any works related to electrical, plumbing, or HVAC installations. Any additional masonry works not listed above shall be subject to a separate written amendment and additional quotation.
8. Disputes arising from this Quotation Estimate or the resulting contract shall be resolved by the competent courts of Brussels, Belgium, in accordance with Belgian law.
