All masonry materials specified in this Quotation Estimate shall conform to the Colombian technical standards (NTC 339, NTC 340, and NTC 341). Concrete blocks shall be sourced from certified suppliers operating within the Medellín metropolitan area. Mortar mix ratios shall follow the structural engineering plans approved by the municipal construction office (Oficina de Construcción) of the city of Medellín. The Mason crew will utilize only materials that meet or exceed the minimum compressive strength requirements stipulated by Colombian building codes for the Antioquia seismic zone.
The estimated duration for completion of all masonry work described in this Quotation Estimate is eleven (11) calendar weeks, commencing on the date of contract execution. The schedule accounts for standard working hours in Colombia Medellín (Monday through Friday, 7:00 AM to 5:00 PM) and includes a two-day buffer per week for weather-related delays, which are common during the rainy season in the Aburrá Valley. Payment for the services outlined in this Quotation Estimate shall be made in three (3) installments:
Installment 1 (30%): COP 44,196,600 — Due upon contract signing and mobilization of the Mason crew to the project site in Medellín.
Installment 2 (40%): COP 58,928,800 — Due upon completion of all structural masonry walls (Items 01 through 03) and verified by the client's structural engineer.
Installment 3 (30%): COP 44,196,600 — Due upon final completion, inspection, and sign-off of all masonry work.
All payments shall be made via bank transfer to the account designated by Andes Mason & Construction Co. Late payments shall accrue interest at the rate established by the Colombian Superintendencia Financiera.
6.1. This Quotation Estimate is valid for thirty (30) calendar days from the date of issue. After this period, prices may be adjusted to reflect changes in material costs in the Colombia Medellín market.
6.2. The Mason services are guaranteed for a period of twelve (12) months from the date of final acceptance, covering any defects in workmanship attributable to the masonry crew.
6.3. The client is responsible for obtaining all necessary construction permits from the municipal authorities of Medellín prior to the commencement of work.
6.4. Any changes to the scope of work must be documented in a written addendum to this Quotation Estimate and signed by both parties before execution.
6.5. This Quotation Estimate does not include electrical, plumbing, roofing, or painting work. Those services may be quoted separately upon request.
6.6. The Mason crew shall comply with all occupational health and safety regulations (SG-SST) mandated by Colombian labor law (Ley 1562 de 2012).
