This Quotation Estimate is issued by Lagos Building & Construction Services Ltd. in response to the client's request for comprehensive masonry and structural walling works at the above-referenced property in Nigeria Lagos. The scope of work detailed below has been assessed by our qualified Mason team, who conducted a site survey on 5 June 2025 to determine the exact quantities, materials, and labour requirements necessary to deliver a structurally sound and aesthetically finished masonry project in accordance with Nigerian Building and Road Works Corporation (NABRDC) standards and the Lagos State Building Control Agency (LASBCA) regulations.

1. Scope of Mason Work

The Mason team engaged for this project will execute the following masonry activities at the client's residential compound in Nigeria Lagos. All work shall be carried out by certified masons with a minimum of five years of experience in structural and decorative masonry, supervised by a licensed site engineer. The masonry work includes but is not limited to the construction of perimeter walls, internal partition walls, load-bearing walls, foundation walling, and decorative blockwork as specified in the architectural drawings provided by the client.

3. Project Duration and Schedule

The Mason team shall mobilize to the site in Nigeria Lagos within five (5) working days of receiving the advance payment. The total estimated duration for completion of all masonry works is twelve (12) weeks, subject to weather conditions and timely availability of materials. A detailed weekly work schedule will be provided upon contract execution. The masonry works are sequenced as follows: foundation walling (Weeks 1–3), perimeter and load-bearing walls (Weeks 3–6), internal partitions and brickwork (Weeks 6–9), lintels and ring beams (Weeks 9–10), plastering and finishing (Weeks 10–12).

4. Payment Terms

Advance Payment (30%): NGN 13,645,491 – payable upon signing of the contract and before mobilization of the Mason team to the Nigeria Lagos site.
Progress Payment 1 (25%): NGN 11,371,243 – payable upon completion of foundation and perimeter walling (end of Week 3).
Progress Payment 2 (25%): NGN 11,371,243 – payable upon completion of all structural masonry and lintel works (end of Week 9).
Final Payment (20%): NGN 9,096,994 – payable upon successful handover, final inspection, and client sign-off (end of Week 12).

5. Terms and Conditions

This Quotation Estimate is valid for thirty (30) days from the date of issue. Prices are subject to revision based on fluctuations in cement, sand, and block prices in the Nigeria Lagos market.
All masonry work shall be executed in strict compliance with the Nigerian Building Code and LASBCA structural requirements. The Mason team shall ensure all walls meet the specified load-bearing and thermal performance criteria.
The client is responsible for obtaining all necessary building permits, approvals, and land documentation from the Lagos State Government prior to commencement of masonry works.
Any variation or additional masonry work beyond the scope stated in this Quotation Estimate shall be subject to a separate written amendment and additional cost assessment.
A two-year (24-month) defect liability period applies to all masonry works. Any structural cracking, block displacement, or plastering failure within this period shall be rectified at no additional cost to the client.
Disputes arising from this Quotation Estimate shall be resolved through arbitration in Nigeria Lagos in accordance with the Arbitration and Conciliation Act, Cap A18, Laws of the Federation of Nigeria.
All materials used in the masonry works shall be of approved quality. The Mason supervisor shall present material samples for client approval before bulk procurement.

6. Acceptance and Authorization

By signing below, the client acknowledges receipt of this Quotation Estimate and agrees to the terms, conditions, and pricing outlined herein for the masonry works to be executed by our Mason team at the specified property in Nigeria Lagos.
