2. Scope of Mason Work

This Quotation Estimate covers the complete masonry and mason work required for the construction of a two-storey residential villa in Karachi, Pakistan. The scope includes but is not limited to the following mason activities:

Brick masonry walls (8-inch and 4-inch) using locally sourced red clay bricks from Karachi brick kilns
Plastering (internal and external) using cement-sand mortar in the standard 1:4 ratio

Note: All rates in this Quotation Estimate are inclusive of mason labour, skilled helper labour, and standard masonry materials (bricks, cement, sand, and water) unless otherwise specified. Rates are based on prevailing market conditions in Karachi, Pakistan as of June 2025. Any fluctuation in material costs exceeding 10% during the project duration will be subject to mutual renegotiation. 4. Terms and Conditions

This Quotation Estimate is valid for a period of thirty (30) calendar days from the date of issue. Beyond this period, rates may be revised to reflect current market conditions in Pakistan Karachi.
Payment Schedule: 25% advance upon signing, 40% upon completion of ground-floor mason work, 25% upon completion of first-floor masonry, and 10% upon final handover and client sign-off.
All mason work shall be executed in accordance with the Pakistan Building Code (PBC) and Sindh Municipal Corporation Karachi building regulations.
The mason team shall consist of a senior master mason (mistr), two skilled masons, and four helpers per working shift. Work hours shall be 7:00 AM to 5:00 PM, Monday through Saturday.
Client shall provide uninterrupted access to the site, running water, and electrical supply for the mason crew. Any delay caused by client-side issues will extend the project timeline accordingly.
A one-year warranty is provided on all masonry and plastering work against structural defects, cracking, or delamination under normal usage conditions in the Karachi climate.
This Quotation Estimate does not include electrical conduit embedding, plumbing pipe chasing, or finishing paint work. These shall be quoted separately.
All disputes arising from this Quotation Estimate shall be resolved through arbitration in Karachi, Sindh, Pakistan, in accordance with the Arbitration Act, 1940.
The mason crew shall comply with all health and safety regulations as mandated by the Sindh Occupational Safety and Health Department.

5. Acceptance and Authorization
