1. Scope of Work & Description of Services
This Quotation Estimate is issued by Midwest Mechanical Engineering Solutions, LLC, a licensed engineering firm headquartered in United States Chicago, to Harbor Point Industrial Development Corp. for the provision of comprehensive Mechanical Engineer consulting and design services. The scope encompasses the full mechanical systems design, thermal analysis, and code compliance review for the proposed 185,000 square-foot distribution facility located in the Warehouse District of Chicago, Illinois.
As the designated Mechanical Engineer of record, our firm will deliver stamped and sealed drawings in accordance with the Illinois Department of Financial and Professional Regulation (IDFPR) requirements and the International Mechanical Code (IMC) as adopted by the City of Chicago. All deliverables will comply with the Chicago Building Code, Section 6 (Mechanical), and applicable OSHA standards for industrial ventilation and piping systems. This Quotation Estimate reflects our professional judgment based on the preliminary architectural plans provided by the client on May 28, 2025.

3. Terms and Conditions of This Quotation Estimate
- This Quotation Estimate is valid for thirty (30) calendar days from the date of issue. After the expiration date, pricing may be adjusted to reflect current market conditions in the United States Chicago engineering labor market.
- Payment terms: 25% upon execution of the professional services agreement, 40% upon delivery of 65% construction documents, 25% upon permit approval by the City of Chicago Department of Buildings, and 10% upon final commissioning sign-off.
- All work performed by our Mechanical Engineer team shall be governed by the Illinois Professional Engineering Act (225 ILCS 450) and the firm's standard terms of professional liability, capped at the contract value.
- The client shall provide timely access to the project site in Chicago, IL, and all necessary architectural, structural, and electrical coordination data within five (5) business days of written request.
- Any scope changes exceeding 10% of the base estimate will require a written change order signed by both parties before additional work commences.
- This Quotation Estimate does not constitute a binding contract until a formal Professional Services Agreement is executed by both parties.
- All intellectual property, including design calculations, CAD files, and stamped drawings, shall remain the property of the client upon full payment. Our firm retains the right to reference the project in portfolio materials with client consent.
- Governing law: State of Illinois. Disputes shall be resolved through binding arbitration in Cook County, Chicago, Illinois, in accordance with the rules of the American Arbitration Association.
